REALTORS and Social Media: Latest RPR Survey Reveals Trends
CHICAGO (April 23, 2019) – Realtors Property Resource, a wholly owned subsidiary of the National Association of REALTORS, is pleased to announce the results of its 2019 REALTOR® Social and Digital Media Report. The report includes findings from a survey of over 650 REALTORS concerning how they use social and digital media to market themselves and build their businesses. Of 651 REALTORS surveyed, almost 74% indicated that awareness is the main reason they look to social media to boost their marketing tactics. An overwhelming majority of respondents, nearly 65%, plan to commit more time to social and digital media. And just over 62% have more of their marketing budget earmarked towards social media for the coming year. "Social and digital media should play a huge role in any agent's marketing efforts," says Reggie Nicolay, RPR Vice President of Marketing. "Raising awareness of yourself and your services via channels such as Facebook, Instagram and email are the new normal in real estate marketing. It really comes down to fishing where the fish are, and the sea is full of social media users." Facebook and Instagram are the most popular social outlets for REALTORS®. Interestingly, Instagram edged out LinkedIn, which was 2017's second most used platform. Property listings are the most popular form of social media posts for real estate professionals, with local events and buying tips coming in second and third. When it comes to the type of content and format that REALTORS® are posting, photos are the number one choice, followed up by video and other content links. When it comes to digital media, email is far and away the big winner, with over 78% of REALTORS® saying the use it as their digital marketing tool of choice. 250,000 Real Estate Agents Found New Address at Facebook in 2013, Says N-Play
Jacksonville, FL, December 30, 2013—N-Play, the leading provider of real estate applications on Facebook, reports that 250,000 agents located nationwide have joined its flagship service, the Real Estate Agent Directory ("Directory") for Facebook. Originally launched in the fourth quarter of 2011, the Directory has added 120,000 agents since December 2012, a 90% increase year-over-year. The Directory has become the largest community of agents on any consumer-facing social media platform in the U.S. N-Play estimates one million agents operating in the U.S. have an active Facebook account of which 25% are members of the Directory. At current signup rates of 350 agents per day, the company projects 300,000 members by the end of the second quarter 2014. The National Association of Realtors' (NAR) establishment of a social media policy for Multiple Listing Services (MLSs) in 2012 set the stage for increased social media use in the real estate community. Internet Data Exchange (IDX), the standard means for displaying real estate listings, permitted MLS participants to display listing information via IDX-compliant solutions on social media. This has opened the door for brokers and agents who want to display listings and offer home search on social media platforms such as Facebook. How SCVNGR’s First National Brand Partnership Scored Big During March Madness
The Behind the Social Media Campaign Series is supported by Oneupweb, an award-winning agency specializing in search marketing, social media and design for mid-to-enterprise level brands. SCVNGR is a location-based gaming platform – there are challenges at every venue, and businesses can also "script" their own challenges. Customers can do challenges (take a photo, eat a certain dish) to earn points, which are redeemable for real-world rewards, such as a free drink or 10% off. The Cambridge-based company launched in 2008, and was founded by a 22-year old Princeton dropout who wanted to add a game layer to the world. And that he did. In January 2011, SCVNGR partnered with Buffalo Wild Wings (BWW) — at all 730 of its locations — for a 12-week campaign leading up to March Madness. The competitive game layer of SCVNGR worked well with the BWW patrons, who thrive on competition, community and games. SCVNGR's SVP of Marketing Chris Mahl says that what differentiates SCVNGR from other location-based services is that it's "not a checkin-based service, [but something] that goes further into brand goals [and] consumer goals." The success of the campaign indicates that that may be true. BWW was the first national SCVNGR promotion, and in the first three weeks, the game accrued nearly 30,000 players. By the end, the campaign had 184,000 players at 730 BWW locations. The Concept Interactive agency BFG drove the campaign and helped spread awareness of it via several avenues. BWW had several goals, including generating earned media and consumer engagement, improving customer return rates and, of course, driving revenue. By turning the act of watching games into a game in and of itself, these brand goals were accomplished in a fun, meaningful way. Mahl attributes the success of the BWW promotion to a few things that created a sort of perfect storm for the campaign: Good timing. It revolved around March Madness, when there is a heightened interest in sports and school spirit, even for those who might otherwise not be interested. Excellent staff training. BWW staff played around with SCVNGR for a week before it launched to consumers, so they were invested and well-versed in the game once it launched. They could answer any questions about the app and encourage people to get in the game. Prominent marketing. The BWW campaign was well promoted via Facebook, Twitter, a tab on the BWW Facebook Page, web embeds on the BWW website, in-store television spots, menu inserts, table tents and SCVNGR window clings. These guerilla marketing tactics made it so that when you walked in the door at BWW, there was no way you didn't know what was happening. Plus, the March Madness-obsessed fans are a captive audience, and they were targeted in a comfortable, laid-back environment where they were already hanging out and drinking with friends, so it didn't take much to get them involved. The Campaign BWW set up three custom challenges and offered restaurant rewards for those who completed. Rewards for completed challenges included $5 off (3 points), a free Coca-Cola (20 points) and free wings (30 points). Serving staff, having been trained with the app, were prepared to redeem rewards immediately, so the challenges and redemptions were happening in real time. If someone was hungry and wanted more wings, they could figure out a challenge that would earn them such wings and be much more fun than shelling over some green. BWW's challenges asked people to take pictures of their friends, the sauciest wing in the basket, fans of rival teams and the crowd going wild, to name a few. These photos were shared on the SCVNGR network, and many chose to share them on Facebook and Twitter, too. The custom challenges allowed people to go from being players and participant to becoming "authors" — they weren't just playing SCVNGR, they were "engaging with us" and creating their own adventures, Mahl says. SCVNGR gave them ownership to do what they wanted in order to earn points to unlock badges and rewards. Further, one could find the reward he or she wanted and figure out exactly what challenges needed to be done to get it. This kept people engaged in the game and the app, and spurred people to bring friends into the game, too. Once a player completed the custom challenges scripted by BWW, he became a sort of power user who could create his own challenges. The user-generated challenges that were most popular floated to the top of the list, acting as a sort of crowdsourced filter. As with any crowdsourcing, there's a risk of inappropriate or bizarre material, and though many of the BWW patrons are what Mahl describes as "edgy, passionate and strong personalities," the user-generated challenges went slightly awry. But SCVNGR acted quickly and built a curation system to "keep it clean" and sift through the challenges twice a day to pull out any subpar challenges. The campaign went well beyond the walls of each BWW location, too. A web-based leaderboard showed the point total for users on a national scale, spurring even more competition amongst players vying for the grand prize — a trip to the NBA finals with former Chicago Bulls player and Hall of Famer Scottie Pippen. The Results Here are some statistics from the three-month campaign: Players generated 20,000+ challenges, 15,000 of which were approved (remember the curation filter?). There were 184,000 unique players at 730 nationwide BWW locations. 1 in 3 players returned to play again. On average, users completed 7 challenges, meaning they did all the ones provided by BWW and a few user-generated ones. The campaign generated more than 100 million social impressions via Facebook and Twitter. On average, a player spent 90 seconds per challenge, meaning that BWW saw the equivalent of 3.6 years of brand engagement in its locations during the campaign. "This kind of engagement just doesn't exist," says Mahl, referring to the stats from the BWW campaign. He adds that the campaign went off without a hitch — people were badged, recognized and unlocked their rewards. "Everything worked," he says. To boot, the successful campaign came at a "surprisingly low cost" to BWW, though Mahl would not disclose the exact figure. So what made it click? "[The] BWW [campaign] was well-advertised," says Mahl. "Sometimes you just don't know there's a game. BWW understood that and took the time to properly promote it and invited employees to play first." Further, BWW is what Mahl calls a "socially progressive, community-based place," which lends itself to the SCVNGR model. People come ready to play, with their game faces on. Three months have passed, and BWW is refreshing its campaign as the "Flavor Fanatic Challenge." Since BWW already has a player database of 184,000 people, BWW used the in-app invitation to get the March Madness players back in the game and back in their seats at BWW. Where Do I Start? A Facebook Page or Blog?
Guest Contributor Jimmy Mackin says: Where Do I Start? Many Realtors® who are new to Blogging and Social Media do not know where to begin. A common mistake many Realtors® make is they try to do everything at once. I want to share with you the strategy we used to build our brand. July 2nd, 2010 – we launched our Facebook Page. Over the next 6 month, we focused all of our attention on connecting and engaging with our community. As a result of our efforts, we were able to consistently grow our Facebook Page month after month. When we launched our blog (Jan 12, 2011), we immediately started seeing traffic flowing in from our Facebook Page. In our first 108 days, we have driven in over 16,000 visits and 35,642 pageviews. Our readership is growing by approx 30% per month. The important takeaway here is that only 8.84% of our traffic is coming from the Search Engines. We often think that the only way to drive in traffic is to rank well for relevant keyword phrases. We have found that there is an alternative marketing strategy that you can use that may help you get better results. Pre-Social Media Realtors® would launch their blog, hope that Google would crawl their site, index their webpages, and "hopefully" rank their pages for highly relevant keyword phrases. This is a push-and-pray marketing approach – push out your content and pray that Google ranks your pages well. The challenge many of us face with this approach is that we cannot control how well we rank for specific keyword phrases. We can optimize our sites until we are blue in the face. The fact remains that ranking well for highly competitive keyword phrases is very difficult. Post Social Media Facebook allows us to take more of a proactive approach to building a following. There are two very important distinction worth making Establishing yourself as a resource for valuable information is a great way to attract followers. This doesn't require you to create all of the content; you simply need to be a good curator. A perfect example of this is The Corcoran Group. People are the engine that drives growth – not bots. Great online marketers like Jonathan Rivera and Chris Smith used a similar strategy to drive traffic to their blog...well before we launched our blog. If you are struggling to grow your readership on your existing blog or you have started blogging at all, I would consider starting a Facebook page first... It worked for us. The Hip Roof Launches This Week
I am so excited that The Hip Roof officially launched this week! This is a real estate educational community for, by and about real estate agents. Of course we do include industry partners as well. The purpose of this site is to create a place where real estate agents can receive coaching, education, interaction, masterminding and much more from the comfort of their own home, office, or marketplace. A peek inside the forums a few weeks ago I am so excited that The Hip Roof officially launched this week! This is a real estate educational community for, by, and about real estate agents. Of course, we do include industry partners as well. The purpose of this site is to create a place where real estate agents can receive coaching, education, interaction, masterminding, and much more from the comfort of their own home, office, or marketplace. When I travel to events, one thing I notice most often is that it is almost entirely the same group of people who are consistently attending. We refer to ourselves as “The RE.net”, that community is not defined as any specific group but anyone who swims in the circles, and it always welcomes others into its folds. I also notice that there are many others who are not able to attend, who follow along on the Twitter stream on the various hashtags. With a tough economy, and a variety of real estate market conditions across the country, a lot of agents are really going back to the basics of coaching, training, accountability, and more.  The classic tools in our arsenals are becoming more and more essential. The difference between a “mega agent” and an “agent” is how disciplined and studied they are in the techniques of the industry. The Hip Roof makes all of these things affordable and accessible to everyone, no matter where you are geographically or economically. It Takes a Community To bring together some of the top minds in the area, and we always welcome more, to provide the content to compliment the learning systems and upcoming eBooks and eCourses – we rely upon many minds. The availability of the live forums allows people to mastermind, post, and develop concepts collaboratively; sometimes the input of someone else makes all the difference. The ability to share personal experiences and have amazing resources in one place is the whole point. To have many contributors, including the members, makes the knowledge share even more powerful. Some people have strengths in areas that others do not. The Hip Roof brings them all together into one place. Premium not Freemium Some people might disagree with this being a membership based site. Everyone is allowed to have their own opinions, we respect that and realize this might not be the right place for everyone. You can not be all things to all people, The Hip Roof will be the best it can be for it’s members; so far the feedback has been very positive. So why premium? The Hip Roof does not have any advertising inside, nor are there any sales inside. The terms of service clearly state the requirements to be a member and the zero tolerance of any sort of platforming. Self-promotion of a business and selling of products are prohibited. The goal is for members to feel comfortable and at home, to be able to kick-off their shoes and share a story with a co-worker. There are things real estate agents can only say to other real estate agent; this is the place for that. The Sandbox is Large There is room enough in the sandbox for a variety of educational and coaching sites. In fact, I encourage agents to belong to more than one. If you only seek knowledge in a single place you might miss out on an opportunity. The Hip Roof gladly acknowledges many of the learning platforms that are already in existence and would be happy to collaborate, isn’t that the point of a community? When I approached my friend Ben Kinney a few months ago and told him what I was doing, knowing he has IMSD.net, I was hesitant to hear his reaction. Ben said “There’s plenty of room for everyone,” and that is the attitude we share. Flexibility The Hip Roof is built upon the vBulletin platform, this incredibly flexible and robust platform gives us nearly unlimited options in what we can do. We have a content management system, we have a blogging platform (currently only offered to “Expert Bloggers”, if you want to learn to blog we will have courses, but Active Rain is still a great place to start), and the forums. We have an amazing calendar of events (actually two calendars), and can create private forums for brands, offices, and more. The Hip Roof is light on its feet, it can be changed, modified, and tweaked easily. We might even add a consumer facing section without access to the real estate member side where consumers can post questions and the “member of the week” can be the forum moderator for the consumers. I am going to try to create a few “tours” of the inside in the coming week so people can get a taste of it. I'm so excited that the site is out there and growing!! I am incredibly grateful for the generosity of Chris Brogan and his company Human Business Works in helping develop and deploy the site. I'm also very thrilled at the caliber of agents who have already stepped up to be “expert contributors” and grow their own presence in the space and in their local market. The beauty for the contributors is that when the site gets contacted to have someone present in a local office, we will turn to our own experts, because The Hip Roof is only virtual, there will be no tours. We always welcome new expert contributors, it isn’t by invitation only. "Expert" is loosely defined as well. SMS, which stands for short message service, allows users to send and receive text messages through their eMerge™ account.  This feature offers a great opportunity for appointment reminders, RSVPing for events, opting in for special offers and providing immediate updates.  The service is affordable too.  Users must have an active eMerge™ account in order to get started.   After a  $25 setup charge that includes a telephone number license and 100 FREE credits, users pay $10/month for their telephone number license and pre-purchase SMS credits on an as-needed basis ranging between six cents to four cents per message based on quantity purchased.
