A Home and Its History: RPR's Property Details Page

rpr property details history 1When you land on an RPR Property Details page, you'll find a wealth of data that details a home and its history.

Use this page to get an overview of basic facts about the property including current and historical photos, the property description, interior and exterior features, schools, homeowner info and location details, mortgage, deed and distressed info; side-by-side comparisons of MLS vs. public records information; sales, tax and mortgage histories; interactive maps and more.

There are six main tabs that make up a Property Details page:

  1. Summary
  2. History
  3. Charts
  4. Refined Value
  5. CMA
  6. Neighborhood

In Summary

The Summary tab of the Property Details is your starting place to find out anything and everything about a property. It's packed with info! As soon as you search a specific property, you will be taken into the Property Details page, on the Summary tab.

The very first thing you'll notice are the large photos, right underneath the address. You can enlarge the photos, view them in a slideshow, or look at them in a grid format. For alternate views of the property, use the Street view or the Overhead view. (Look for those options just underneath the property address.) If the property has a virtual tour, you can access that as well.

Property Summary Section

Just under the photo area, you'll find one of the most important informational areas under Property Summary. One feature that should pop out right away is the Realtors Valuation Model® or RVM®, the only automated valuation product owned and operated by the National Association of REALTORS®. The RVM is exclusively available to REALTORS®, and goes beyond the traditional AVM by incorporating listing and sales data from the MLS into the equation.

It also includes the RVM Confidence Score, displaying values between zero and five stars that indicate the level to which each of the multiple models "agrees" with the other estimated values for a given property. A five-star confidence score means that you can expect a property's sales price to be within 10 percent of the property's estimated value 90 percent of the time. (Read this explanation for more details on the RVM Confidence Score.)

Beneath the pricing estimates are a snapshot of property facts (Basic Facts) and even more details about the RVM (More on RVM).

As promised, the Summary Page is overflowing with data and important information, just keep scrolling to reveal more. On the left hand side of the page, you'll find:

  • Owner Facts: owner(s) names, addresses, vesting info
  • Property Facts: property type, beds and baths, lot size, year built and more. Plus, an area where you can edit and add your own info
  • Exterior Features: lot size square footage and acreage
  • Location Details: Flood Zone info and Walkability scores
  • Schools Nearby: a list of schools in the area, scores (when applicable) and types (elementary, middle, high)
  • Legal Description: the parcel number, zoning info, census tract, carrier route and more
  • Tax Info: assessed tax values, tax rate codes, and total property tax figures
  • Deed Records: buyer and seller info, buyer and seller ID info, last sale price and date, and more
  • Notes/Customize: with each area above, you have the ability to add your own notes. You can also collapse each card if you want to remove that informational view. Simply click Expand to bring it back

Scrolling down the right hand side of the page, you'll find:

  • Map: a large, interactive map of the property, surrounding properties and neighborhood
  • Additional Resources: this area, which is continually updated, offers helpful links to help you better serve your clients, such as access to the investment tool Valuate, down payment assistance programs and more to come
  • My Updates: You can add additional notes here about the property, the photos, or the Seller's Proceeds. The photos can also be used as your cover photo on property reports.
  • Historical Records: Previous listing record of the property
  • How this ZIP Compares (Neighborhood comparisons): compare home values (and changes), listing and sales prices, days in RPR and more by ZIP code to the city and state

To reach the next Property Details tab, go back up to Summary and to the right is History

History

Many agents seek out the History tab for a clear indication of where a property has been and what its future could hold.

Here's a breakdown of what you'll find:

  • Sales and Financing Activity compares the value of the property as seen by public records, such as deeds and tax records, with the estimated home value. Actions taken against the owner, such as the issuance of a Notice of Default are noted. Sales activity, such as listing date and price reductions, are also highlighted.
  • Prior Sales Transactions amasses data from proceedings including record type, recording date, sale price, buyer name, seller name, loan amount, and lender info.
  • Tax Assessment Info reveals assessed land values, improvements and more.
  • Mortgage Records includes the recording date, loan type and amount, borrower name, type of financing, due date and lender name.
  • Distressed Info details the contract date, document type, trustee name and borrower.

Charts

Are you or your clients visual learners? Then check out the Charts tab. For detailed descriptions of each chart, click on the About the Data link on each chart. All of the charts and graphs are updated monthly, except for Listing Inventory and Inventory of Distressed Properties, which are updated daily.

Refine Value Tool

Another one of RPR's unique offerings is the Refine Value Tool. This allows REALTORS® to update the value of a home based on improvements made, market conditions, and a confirmation of the property's characteristics. This tool can also help clients determine whether purchasing a home and then remodeling is worth the investment.

CMA

The CMA builder is a step-by-step wizard that walks users through the process of creating a Comparative Market Analysis (CMA). This tool's advantage is the ability to more precisely pinpoint a price range for clients who are selling a property. Most importantly, you have the flexibility to enter a recommended price that may be derived from, or completely independent of, any comps calculation.

Neighborhood

Our last tab within Property Details is a user-friendly configuration of data that profiles the people, economy, quality of life, and housing market that surround your property.
