4 Visual Extras to Give Your Property Marketing Plan a Boost

Nearly 90 percent of overall consumers search online when buying a home. Today's consumers can use online tools to refine and narrow down their property choices. This makes the buying process quicker and more efficient for both buyers and their agent. This means agents must think beyond a few grainy photo snaps from a cell phone to market their listings. Marketing a home is about highlighting the best features of a property. If your property marketing plan needs a boost, think beyond the photos! Consider using these four visual extras to give your next property marketing plan a boost.

1. Include a floor plan.

Floor plans are a simple supplement to a property marketing plan. A floor plan will offer the buyer a simplified layout of a home. Additionally, a floor plan will help a buyer assess room dimensions and help buyers determine how to make best use of specific spaces.

2. Virtual staging.

Seventy-seven percent of buyers' agents say a staged home made it easier for their buyer to visualize the space. Virtual staging is an affordable alternative to live-staging. Consider using virtual staging to showcase unusual spaces, odd-shaped rooms and loft spaces.

3. Lights. Camera. Action! Include a video.

Tell the story of a home using video! Videos are powerful marketing tools. A video will showcase the features of a property and will give a buyer a sense for the homes community. Video does not have to be expensive to be effective. Simple videos using Facebook Live are effective in showcasing specific details of a seller's home.

4. 3D renderings and virtual tours.

Use 3D property renderings to help buyers picture their new dream home. Products like Matterport take buyers on a 3D walk through of a home. This allows a buyer to visualize every detail of a home as if they were there in person. Or, use a 3D rendering to give a buyer a taste of what their dream home may look like on an undeveloped piece of land.
