Zillow is improving the challenging tour-scheduling process by enabling renters to automatically schedule tours in the same way they book restaurant reservations SEATTLE, Jan. 23, 2023 -- Zillow today announced a convenient feature which enables renters to book an apartment tour online, making the once-cumbersome process as simple as booking a restaurant reservation. More than two-thirds (71%) of recent renters reported taking up to four in-person tours, according to Zillow's 2022 Consumer Housing Trends Report. In 2021, 58% of recent renters said they preferred to schedule in-person tours online. Zillow is now allowing apartment shoppers to do just that – scheduling tours instantly, online, without the hassle and delay of having to get in touch with someone directly. Home showing traffic continues to decline, still remains above pre-pandemic norms
Buyer foot traffic decreased from last month and last year amid higher mortgage rates and continued inventory challenges, according to the latest data from ShowingTime CHICAGO, Oct. 27, 2022 – Home showing traffic continued its decline in September, according to the latest data from the ShowingTime Showing Index®. Affordability remains a major challenge for home shoppers, despite recent moderate price declines and an increase in the number of homes for sale from this time last year. Mortgage affordability challenges combined with normal seasonal slowdown — showing traffic is down 7% from last month, in line with previous years — mean fewer buyers are engaging in home showings. "In addition to the regular seasonal slowdown we would expect, buyers who can't overcome affordability challenges are opting out of the market and contributing to the fewer showings we saw in September," said Mike Lane, vice president of sales and industry for ShowingTime+. A majority of listings averaged between four and nine showings. The number of markets that saw increases in the number of showings per listing fell from 70 to 14, with buyers seeing less competition and enjoying more time and options. Among these markets were Boise and San Francisco, which both saw 3% increases in showings per listing month over month. All regions and the U.S. as a whole saw monthly and yearly declines in showing traffic. The Midwest and Northeast regions saw year-over-year declines of 11.2% and 10.1%, respectively. The South is down 27% from last year, while the Western region again led all regions in year-over-year declines, with a drop of 45%. The West and South are home to previous red-hot pandemic markets, including Seattle, Denver, Austin and Phoenix. "At inflection points like this, while it's difficult to forecast what will happen, we continue to believe that fall showing activity remains a leading indicator of spring market conditions. September's data hints at inventory challenges continuing into next year," Lane said. Showing Activity Continues to Slow Nationwide in May as Fewer Buyers Compete for Listings
The U.S. saw an average drop in buyer traffic of 18.2% year over year in May according to data from ShowingTime, with 35 markets recording double-digit showings per listing compared to 104 last May. For the third consecutive month, traffic was busiest in Burlington, Vt., and Bloomington-Normal, Ill. CHICAGO, June 30, 2022 -- May home showing traffic slowed again year-over-year throughout the U.S., with just 35 markets recording double-digit showings per listing, and the latest data shows a sea change in which markets are the most popular. That's according to ShowingTime, one of the residential real estate industry's leading technology providers of showing management and market statistics. The smallest drop was in the Northeast, according to the ShowingTime Showing Index®, where its 13.3% decline was relatively modest compared to the other regions: the Midwest was down 15.1% year over year, the South was off 22.2% while the West's 45.3% decline in buyer activity was the most significant. Overall, the U.S. recorded an 18.2% downturn in activity in May. Notably, the perennial leaders in buyer activity over most of the past year – Denver and Seattle – both fell out of the top 25 busiest markets, with each averaging around 10 showings per listing, breaking a streak that began in early 2021. The slowdown continued a trend that began this spring, ending what had been a months-long streak of year-over-year growth in buyer activity across the U.S. During that earlier stretch, the number of markets recording double-digit showings per listing regularly reached triple digits. Though activity has slowed, Burlington, Vt., with 15.80 showings per listing and Bloomington-Normal, Ill., with 12.39 remained at the top of the list, with both also recording year-over-year increases in buyer traffic. Bridgeport, Conn. and Cleveland, Ohio were close behind, with Richmond, Va.; Akron, Ohio; Rochester, N.Y.; and Hartford, Conn. also recording double-digit showings per listing. "Showing activity continues to be at levels lower than we're used to seeing at this time of year, pointing to a market in transition," said ShowingTime Vice President and General Manager Michael Lane. "Following the surge in mortgage rates, it's reasonable to expect that showing activity will continue to ease, especially when compared to last year's historic numbers." Among the 25 busiest markets, Bloomington-Normal, Ill., at 63% and Burlington, Vt., at 41% recorded the largest year-over-year increases in showing activity, joining perennial leaders Denver and Seattle as the nation’s three busiest markets for showings CHICAGO, Apr. 28, 2022 -- The number of markets seeing double-digit showings per listing jumped 46% in the past two months as buyer demand continues to outpace slightly rising inventory, according to the latest data from ShowingTime, one of the residential real estate industry’s leading technology providers of showing management and market stats. That's despite March seeing a slight slowdown in showing traffic nationwide compared to last year’s unprecedented numbers. March’s showing activity stands in contrast to March 2021’s torrid pace, in which each of the four regions in the U.S. saw year-over-year growth in foot traffic of at least 40%. The 25 busiest individual markets averaged more than 16 showings per listing, including Burlington, Vt.; Bridgeport, Conn.; Fort Collins, Colo.; and Bloomington-Normal, Ill. The growth in the number of markets with double-digit showings jumped from 83 in January to 109 in February and 121 markets in March of this year. "We are sensing a slight slowdown in the Western region of the U.S. in year-over-year Showing Index values, although there is still very strong activity," said ShowingTime Vice President and General Manager Michael Lane. "The demand per listing is still at historically unprecedented levels, but for the first time in the last 12 months it is neutral." The ShowingTime Showing Index is compiled using data from more than six million property showings scheduled across the country each month on listings using ShowingTime products and services. It tracks the average number of appointments received on active listings during the month. By region, the Midwest’s 5.9% year-over-year increase in showings per listing led the country, while demand in the South was flat compared to March 2021. The Northeast dropped slightly by 0.9%, with the West’s 18.5% year-over-year dip in traffic marking the third consecutive month the region has recorded a decline, attributable in large part to its heavy activity in March 2021. Seattle once again led all markets, averaging nearly 15 showings per listing, and was closely followed by Denver, which averaged 13 showings per listing. Orlando, Fla. was next with 12 showings per listing, and four more Florida cities – Miami, Port St. Lucie, Tampa and Sarasota – all averaged double-digit showings per listing. Burlington, Vt., Salt Lake City, Dallas, Manchester, N.H., Boulder, Colo. and Bridgeport, Conn. rounded out the list of top markets. "Showings traditionally lag during the holiday season, but the data we're seeing tells us that buyer demand remains strong," said ShowingTime Vice President & General Manager Michael Lane. Of the cities on the list with double-digit showings, only Manchester, N.H. recorded a year-over-year decline in buyer activity. "While the winter storms that affected most of the country in February will have a downward impact and will be reflected in our next report, we expect to continue seeing big jumps in buyer activity once cities thaw out and more listings come on the market." For the third consecutive month, the West Region experienced the most significant year-over-year increase in showing activity, with a jump of 90 percent. The other regions also recorded year-over-year increases, though at a slower pace than in December. The Midwest was up 57.3 percent, the Northeast 52.2 percent, and the South increased 51 percent. "As anticipated, demand for real estate remains elevated and continues to be affected by low levels of inventory," said ShowingTime Chief Analytics Officer Daniil Cherkasskiy. "On average, each home is getting 50 percent or more requests this year compared to January of last year. "We've seen a significant rebound in May as rapidly returning buyer traffic concentrates on the subdued levels of inventory." The data also show that listings that have gone under contract since the onset of the COVID-19 pandemic have required 40 percent fewer showings. "This suggests that buyers who were still trying to see homes in April were, on average, more determined to complete the transaction." The South Region reported a 3.8 percent decline in October 2018 compared to the same time last year, while the U.S. Index decreased 5.0 percent year-over-year from 2017. October showing activity decreased in the Northeast (-3.0 percent) for the fifth straight month compared to 2017, while the Midwest (-6.5 percent) recorded its third straight month of year-over-year declines. The West Region Index recorded a second consecutive double-digit decline, with showing activity off 14.4 percent compared to the same time last year. It was the ninth consecutive month the region has exhibited year-over-year declines. Rising mortgage rates, which reached a seven-year high according to data from the Federal Home Loan Mortgage Corporation (Freddie Mac), likely contributed to fewer buyers going on showings. The National Association of Home Builders’ affordability index reported a 10-year low, another contributing factor. We are thrilled to announce the release of one of the biggest features we've ever added to our system. Our automated showing scheduling system has been completely remodeled, making scheduling showings faster and easier than ever. At Showing Suite, we heard complaints about automated showing systems that only allow you to choose a single time for a showing, turning scheduling into a frustrating loop trying to pick a time that works for all parties. Our new system dramatically increases the ease of successfully scheduling showings by allowing the Buyer or Buyer's Agent to choose up to 3 available times for a showing. Decide how you and your sellers want to be contacted, either by text, email, or both; all built by Showing Suite with mobile first in mind. Three time slots for everyone to choose from makes it easier to successfully confirm more showings. Three Ways to Schedule Your Showings: Text/SMS, web URL, and email. Two quick ways to be notified of showing updates – via SMS/text messages and email messages. Add your locally provided showing phone number to your yard signs. This will text the buyer a property flyer with your built in showing calendar, allowing buyers to request an immediate showing. Select the duration of a showing right from the schedule request form. We allow you to customize the showing duration to accommodate your showing request. If none of the selected showing times will work, all parties have the ability to reschedule a showing through the automated system, alerting all confirming parties – no phone tag necessary! The rescheduling party can fill out a "reason for reschedule", which is displayed for the listing agent to see. Once all parties electronically confirm the showing time, everyone is automatically notified of the scheduled showing.
