Independent Study Finds Redfin Estimate to be Most Accurate Among Top Automated Home-Value Estimates
SEATTLE -- Redfin, the next-generation real estate brokerage, today announced the findings of a comprehensive, independent study that found that the Redfin Estimate more accurately predicted the value of thousands of homes for sale than estimates from other leading providers of public home-value estimates. Of the more than 5,000 home sales evaluated in the study, 64 percent sold within 3 percent of the price predicted by Redfin, compared to 29 percent for Zillow and 16 percent for Homes.com. The median error rate of the home-value estimate was 2.06 percent for Redfin, 5.95 percent for Zillow and 10.26 percent for Homes.com. Redfin commissioned independent research company SSRS to conduct the study. SSRS is an award-winning social science and market research firm with widely cited research on topics including the presidential election, government-provided health insurance, mobile e-commerce, immigration, opioid abuse, perceptions of disabled veterans and racial attitudes among children. The firm's clients and partners include the Harvard T.H. Chan School of Public Health, the Pew Research Center, the George W. Bush Presidential Center, the Sesame Street Workshop, the Atlantic and The New York Times. When Redfin or another application says a listing is worth $325,000, we don't have to argue about who was right, we just have to wait for the final sale." Study Methodology Each Sunday through Thursday between Oct. 19 and Nov. 30, 2016, for the 194 census-defined U.S. metropolitan areas where Redfin has listing and estimate data, Redfin sent SSRS a file including all residential homes that had a new sale pending. From this file, SSRS randomly selected 500 to 1,000 homes each day, until by Nov. 30 a total of 24,789 pending sales were under evaluation. The homes in this sample spanned 7,531 postal codes and 189 census-defined metropolitan areas, and included single-family homes, townhouses, co-ops and condominiums. Within 36 hours of being notified about the pending sale of a home, SSRS noted the home-value estimates from Redfin, Zillow and Homes.com. When the home sold and its sale price was published, SSRS then compared the estimated values with the actual sales price. 6,338 had closed by November 30. 5,661, or 89 percent of the closed sales, had home-value estimates from both Zillow and Redfin. 5,074, or 80 percent, had home-value estimates from both Homes.com and Redfin. Why the Redfin Estimate is Accurate To calculate the Redfin Estimate, Redfin evaluates billions of data points using proprietary machine-learning software running on next-generation cloud technology. Because Redfin is a broker, the company has complete access to the Multiple Listing Services used by real estate agents to describe properties in extensive detail, with each MLS tracking different attributes of a home that Redfin can use to calculate a more accurate estimate, such as whether a home is located on the water, has a view or faces a busy street. The Redfin Estimate error rate is dynamic and fluctuates depending on the data available at a given time. Redfin posts the most current national and local error rates on the Redfin Estimate page. Redfin Improves Accuracy of Its Popular Automated Home-Value Estimate and Expands It to 80 Total U.S. Markets
SEATTLE--Redfin, the next-generation real estate brokerage, today announced that an update to the algorithm for the Redfin Estimate has substantially increased its accuracy, less than a year after the automated home-value estimate's initial launch. The Redfin Estimate is an important part of the brokerage's rapidly growing home-selling service, as it is used by both home sellers and listing agents as a starting point for the process of setting a listing price for a home. "The Redfin Estimate has quickly become one of the most popular technologies on our website and mobile apps among home sellers, as well as buyers and homeowners," said Bridget Frey, chief technology officer at Redfin. "We've seen a huge jump in the number of visits to off-market homes on Redfin.com, a sign that our industry-leading data science is helping people make decisions about buying and selling homes." The updated Redfin Estimate is 9.7 percent more accurate for on-market homes and 7.8 percent more accurate for off-market homes compared to its original version launched last year. As of October 21, the updated Redfin Estimate had a median error rate of 1.80 percent for homes listed for sale and 6.28 percent for off-market homes. This means that when a home that is on the market sells, the Redfin Estimate will be within 1.80 percent of the sale price half of the time; when a home that is not currently listed sells, the Redfin Estimate will be within 6.28 percent of the sale price half of the time. We welcome the judge's decision that there will be a jury instruction, which will allow the jury to 'infer the missing evidence would have benefited plaintiff's case or alternatively hurt the defendant's.' The judge also addressed Mr. Beardsley's claim that his misconduct was motivated by his embarrassment about pornography use by noting that 'the logical corollary to his decision to delete pornography is that he would be equally motivated to cover up his alleged perfidy in connection with misappropriated Move documents.' Today's decision, when combined with the powerful evidence that has not been destroyed, will help us prove our case that our trade secrets were stolen and abused by the defendants to their advantage. This case has cost Zillow – and their shareholders – more than $40 million so far, making the two poached executives among the most expensive in corporate history.  And one of those senior executives was found by this court to have engaged in 'egregious' conduct that represents 'an undermining' of the principles which make our system of justice work:  'honesty, fairness and compliance with the rule of law.' That Zillow, which has known of such wrongful conduct for many months, has continued to employ someone like this as one of its chief ambassadors to the real estate industry raises serious questions. We look forward to presenting all these issues to the jury beginning on June 6.  We believe that this decision is an important first step toward holding the defendants accountable for their harmful and unlawful behavior."   At the beginning of this year, we predicted that 2016 would be awesome, as we expected traffic on our listings portal Point2 Homes to break new records. Well, only 3 months have passed since and it looks like things are very much on the right track. Once again, we registered all-time-high values in traffic and leads. Over 19 million pages were viewed by potential homebuyers, sellers and renters last month, while leads went up by 70%. Here are, at a glance, our achievements in March: Website Traffic Surpasses 3 Million Visitors. Canada Sees the Biggest Increase Registering 3.17 million visits, Point2 Homes saw an increase in traffic of 33% in March 2016 compared to the same month last year.  Most visits — more than 2 million– came via search engines (Google, Bing, etc.), where our listing pages rank very high, attracting more potential home buyers. A quick search using keywords such as "homes for sale in [city]" will show you that we rank in the top 5 Google search results for most major cities in Canada (Toronto, Ottawa, Vancouver,Montreal, etc.) and several counties in the US: Traffic increased the most in Canada — a 61% year-over-year rise, which translates into 1.86 million visits. In the U.S., the increase was more modest — 12% — totaling 1.09 million visits. Zillow Group Adds Income Qualification Information to Rental Listings on Zillow, Trulia and HotPads

Now, when a renter submits his or her information to the property manager, the renter will be asked if his or her income meets the standard required to rent the property if it has income restrictions attached to the listing. Departing Trulia Executive Joins Broker Public Portal Board of Managers
Arroyo Grande, CA. June 30th, 2015 – In the wake of the Broker Public Portal's first board meeting comes the announcement that Alon Chaver, former Vice President of Industry Services at Trulia, has agreed to join the company's Board of Managers. The governance of the LLC allows the Board to nominate two outside directors. Mr. Chaver is the first of those two. Mr. Chaver has deep roots in the real estate industry as the co-founder and CEO of iHomeFinder, a pioneering technology firm that helped shape innovative applications for MLSs, brokers and their agents. Chaver stepped down from that position in 2012 to join online portal Trulia. While at Trulia, Chaver supported the organization in building direct data licensing relationships with brokerages and MLSs leading up to the $2.5 Billion acquisition by fellow portal giant Zillow Group. "I am honored to join the team that will guide and shape the industry's initiative to build a national portal for the benefit of both consumers and the real estate community," says Chaver.
