Agents do not know how and what kind of content to create for their live videos. In this guide, we will go over everything you need to know about creating live streaming content for your real estate business. We will also share some blueprints of how to use live streaming videos to reach out to homeowners.

3 Lazy Listing Tours to Stand Out as the Expert Agent
As a listing expert, you know one of the ways you stand out amongst other listing agents is how you market and sell homes. You can use the method and technologies you use to market homes as a point of distinction in your market place. For example, if most people are just listing homes in the MLS, you can tell prospective sellers how you do things differently. Maybe you use Facebook Ads, or online videos, or Google to get prospective homes in front of buyers. Whatever combination of steps you use to market homes becomes your competitive advantage. And you can stand out in the marketplace when you communicate and share your competitive advantage and what makes you different. In our real estate practice, we use a lot of online video to stand out in our market. One of our favorite types of videos for marketing listings is what we call a "Lazy Listing Tour." In these videos, we simple show people one or more highlight features in a home. Why do we call them LAZY? Because we don't use expensive equipment or contractors to produce these videos. We typically use just our phones or our computer's webcam to create these videos. And even though they are easy and free to make, they get great engagement and results in our marketing. Let's take a look at three different examples of Lazy Listing Tours that you can use to stand out as a listing expert through the innovative marketing of real estate... Garry's Walking Tour In this video, Garry just used his phone's camera, his ear pods as the mic, and a selfie stick to hold his phone. Then he just walked and talked to give some insights into this home. After posting on Facebook, we created Facebook Ads to promote this video and got rewarded with tons of engagement. Facebook's algorithm favored this style of informal, yet interesting information. Wood from the Chicago Stock Exchange This is a short yet effective video. Chris just used his phone's camera and mic with a selfie stick. In this example, we're just showing one highlight feature of a home—in this case, the wood beams featured in the house. After posting on Facebook, we created an Facebook Ad to promote the video. We only spent a $1 a day on Facebook for a few days, but got thousands of videos and dozens of people clicking to get more information about this listing. Angelwilde Lazy Listing Tour For this example, Chris never left the comfort of his own home. Instead of physically going to the listing, we pulled up pictures of the home and talked about them while recording his screen and video on his laptop's webcam and a screen recording app. Tools like Wistia's Soapbox make it easy to create this type of screen sharing video. Now that you've seen how easy it is to make videos to market listings, all you need is the real estate. If you don't have a listing of your own you can use, we suggest asking your broker for help in getting a listing you can use for marketing purposes. Another option is to partner up with a listing agent with a listing to host an open house where you can market the open house and feature the home. No, you're not imagining it. Open house attendees, showing appointments and even your fellow agents are video chatting a lot more often these days. Most Intuitive: FaceTime FaceTime is the native video chat app for Apple mobile devices — iPad and iPhone. FaceTime is designed to use your wi-fi connection first, but will connect and run through your data if wi-fi is unavailable. Here's how to check to ensure that your iPhone knows to use wi-fi first, with data as a backup. Biggest FaceTime advantage: Unlike other apps that require a special download, FaceTime has just one barrier to entry: it's available to iPhone users who are contacting other iPhone users. This makes it a great option for anyone, regardless of their technical prowess. The technology comes pre-loaded on your iPhone and you just have to tap the FaceTime icon within your contacts to make a FaceTime call. Biggest FaceTime disadvantage: FaceTime is still a 1-to-1 app, so you can't yet host a group video chat. Rumor has it that you'll be able to host group chats with the launch of ioS 11 this June. FaceTime best practice: Even if the purpose of the call is to show off the listing, be sure to start every call in selfie mode, so you can quickly establish a connection before you turn the camera on the property. And remember to avoid looking at the corner where your face is; always make eye contact with the call recipient when in selfie mode by looking at the lens.

With its unique spin on online communication, this social network reached its first 1 million members within 7 days. Well, a Periscope user will broadcast a live video (called a "scope"), and anyone can watch the video while interacting with the broadcaster in real-time. The Best Worst Sales Call I Ever Received
Here's the scene: I'm driving home in my car after showing houses, and my phone rings. It's an out-of-state number, not atypical since I regularly get calls from home owners wanting to move to the Phoenix area. So I answer my phone and it's a sales call. Ugh. I'm almost never rude to sales representatives calling because I've done my fair share of cold calls, mostly when I worked in commercial real estate. I listened to his sales pitch. He's trying to sell me the number one spot on Bing.com for "new homes in Chandler AZ." I ask several questions and being polite I ask if I can call him back. He says, "No, I can't take incoming calls," and he's really pushing the "I can get you the top spot on Bing for $99." I end up hanging up after a while. Thank goodness this sales representative called me because it gave me keywords for my next blog post. I've been writing more articles about Chandler, Ariz. My office is in Chandler and I'm active with the Chandler Chamber of Commerce (which is the third largest Chamber in Arizona). I often struggle to find new article ideas, so this was a great help. Here's what I did: 1. I Googled "new homes in chandler AZ" to see who was on page one of Google's results. They were all big companies, mostly home builders. So my initial thought was, I can't beat out these big websites with a blog post. 2. "No Video?!?" I noticed there were no YouTube posts that popped up. Google loves to add YouTube videos to the first page of its results. Google owns YouTube, and if there are applicable videos (they have to include the keywords), they will be front-and-center in Google's search results.

If your videos are not high quality, you risk losing your viewers to videos that are. But sometimes cell phone videos are a necessary evil. Production companies can be expensive and learning how to use your own camera equipment can be time-consuming. For quick clips on social media, cell phone videos can be an extremely effective marketing tool. With that in mind, here are four tips/tools that can improve the quality of your cell phone videos. #1 - Slow motion The latest iPhone has several features that can greatly improve your cell phone videos. One of the more exciting features is the camera's slow motion capabilities. The camera allows you to shoot at 240 fps (super slow motion) while still maintaining 720p HD video quality. Obviously, 720 is a step down from 1080, but considering most YouTube videos default to 720 HD, your viewer is not likely to notice the drop in quality. Check out some cool examples here Slow motion is great for a lot of things, namely, creating dramatic effect. For real estate videos, I would avoid slow motion shots of interiors and instead save your slow-mo for images that will resonate with your viewer. Take some slow-mo of the sun shining through the trees, children or animals playing in the back yard, detail shots of lifestyle within the house, shots of the neighborhood alive and thriving etc. Be mindful not to overuse the effect—using slow-mo for every shot will literally make your video slow, which is a turn off for viewers. For that reason, use the effect sparingly and strategically.

But before you grab a camera and set up a tripod, let's talk about which type of video gives the best bang for your buck. Frankly, this is where many agents go astray. Some are under the impression that a homebuyer's top priority is to learn about an agent's experience or the history of their company. While "About Me" videos play a role in the overall decision of who to work with, there are three other video types that outrank them in the top 5, which are as follows: 1. Community/market-based videos - (86 percent of online house hunters watch videos to learn about a specific community.) Location. Location. Location. It's still the buyer's top priority. How's the local market? What's the area like? How does the school district rank among others in the state? Are there a variety of cultural activities available? Are shopping and restaurants within a short drive away? How about parks, recreation and public transportation? The list goes on.
