As you get comfortable with Facebook Live, it's time to start experimenting with streaming at different times, locations and events! Below are a few of our top "do's" and "don'ts" so you stay ahead of the curve without turning off your audience (or missing a big deal). Do: Set your phone on airplane mode, but keep wifi on Make sure you won't be interrupted by a call or the Ding! Ding! Ding! of emails and text messages by setting your phone to airplane mode. In this mode, your wifi will be automatically disabled, so reset your connection before opening Facebook to start streaming. Don't: Livestream when you're expecting an important call Of course, if you're in multiple offers or waiting to hear back from an inspector, you shouldn't be in airplane mode. Look at your inbox and assess your day's schedule to ensure that you won't miss a critical call by turning off your inbound calls for 10-15 minutes. Do: Look at the lens on the camera Don't: Look at yourself This is critical! Make sure you follow "selfie rules" when live streaming. That is to say, look at the camera lens and not at yourself. It may seem weird at first, but it will appear best for your viewers on the other side of the screen.

Picture this: I'm a prospective home buyer. On a daily basis, I read scores of listing descriptions and examine every photo. I scour websites and search Facebook and I watch all the listing videos I can find. As a shopper, I want to see something special. Something that stirs my imagination. Something makes me stop what I'm doing, pick up the phone and contact the listing agent because I want that place right now. But everything I read and see is so similar. I feel like Bill Murray in Groundhog Day. Listing videos are a tremendous opportunity to give buyers like me something different. Videos are visual, engaging: easier to consume than text and more interactive than photos. And yet, so many listing videos do nothing to stand out. The problem with these videos is not what is being shown. The problem is what is missing. Here are a few simple techniques that you can use in all of your business' listing videos. These are timeless techniques employed by Hollywood for decades. Techniques that, for whatever reason, have been excluded from virtually every online listing video. They will never get old, never go out of style. Once they're implemented, the quality of your listing videos will skyrocket and they will finally connect with your prospective home buyers. 1. SFX (sound effects) How many times have you gone to the theater after a long day, burdened by some inane problem at work or at home, only to completely forget your troubles when the show starts? How does this happen? Why can't you mimic this distraction at home? Here's a secret about cinema: it's not the big screen or the darkness that distracts you. It's the sound. It is through the complex arrangement of music, dialogue, and sound effects that you are transported from your reality into the manufactured reality of the movie. Take a look at the two clips below. One is silent while the other has sound effects. Which one do you feel is real? Listing videos typically have music or dialogue/voiceover but they rarely have sound effects. With listing videos, you're missing a golden opportunity to imbue your videos with feeling and immerse your viewers in the listing—without them having to be there. Some ideas for sound effects: feet walking in the grass in the backyard, tires on pavement as a car pulls into the driveway, water running in a nearby creek, neighborhood kids playing on the sidewalk.

New Drone Rule Affecting the Real Estate Industry
Small Unmanned Aircraft Systems (sUAS), most commonly known as drones, are making an impact in many aspects of life. In the past, being able to use drones for commercial purposes, including in the real estate industry, had been complicated and limited to operators who had an FAA Section 333 exemption. That just changed. The first operational rule from the Department of Transportation's Federal Aviation Administration for routine commercial use of small unmanned aircraft systems became effective August 29, 2016. If you have been following the development of drones for commercial use, here are three significant changes to note with this ruling: A pilot's license is no longer required. A section 333 exception is no longer required. A remote pilot certificate with a sUAS rating from the FAA is required, if you don't have a pilot's license. Overall, with this rule, the FAA is making drone technology more accessible to the commercial sector. Real estate is one area where anticipation and expectation is high because with drones, one can take breathtaking video footage and make a distinguishable impact in the marketing piece of the property.

Here are some ideas for what to broadcast: Offer a live "Market Report" based on whatever data (RPR, Market Snapshot, etc.) you are currently using. Stand outside a closing where you represented the seller and mention that you closed for 10% over the market average. Invite people to your open house by: Recording a snippet of the home's exterior: "Check out this curb appeal! Come check out 123 Oak Lawn Blvd from 2-4pm today." Showing off the panoramic view from a deck or patio: "Look at the amazing view at my newest listing on 123 Oak Lawn Blvd! Located at the top of Oak Hill, you can see the entire city of Rock Creek from the balcony. Come check it out from 2pm - 4pm today." Showing off your local flair! Stream your thoughts on a local Chamber of Commerce meeting as you're exiting the building. Not ready to make it about you? Stream a song from a local "Concert in the park." Start in selfie cam mode, saying "This is what I love about living in Rock Creek! Tonight, there's an orchestra playing in the park down the street from me. Check out how talented my neighbors are!" and then flip the cam to the concert in progress. Alternatively, just record the orchestra and add the above script as your caption.

TubeMogul, an enterprise software platform for digital branding, studied the correlation between video watch rate and brand impact. General brand awareness was also enhanced when viewers completed the whole video. TubeMogul's study revealed a 6.9 percent increase in brand awareness on the part of those who viewed the entire ad, and only 3.5 percent for those who only viewed part of it.
