Facebook Death by Advertising and the Broker Public Portal
It comes as no surprise that youngsters in their late teens and early twenties are not into Facebook. The site, which launched under the brand Facemash in 2003, became available to the public in 2006 and reached 100,000 pages in late 2007. The site welcomed my profile in 2008. Even then, I believe that I was an early adopter. In those early days, there were a few dozen of us visiting the site every day to chat. Then the site changed. The Broker Public Portal must avoid the same fate. In February 2011, Facebook killed itself by making the decision to replace the chronological post feed with its patented News Feed. I could not visit the site anymore to reliably catch up on the people that I cared about. Instead, Facebook showed me the posts that their machines believed are most important to me, hiding the posts of many of my friends and blasting my visit with advertising. It was like they filtered my email with little or no input from me. In July, Facebook restored the chronological news feed, but it requires a lot of user configuration. I am not planning to go back. Admittedly, my Facebook activity has gone way down. Rather than checking the site multiple times a day, I most likely check it a few times a week. By backing away from visiting the site, I gained the perspective that it is no longer a social media site for connecting with people. It is an advertising site that lets in just enough social posts to barely hold my attention. I think that consumers are also migrating from advertising property search sites to ad-free sites. By now, you likely know that the Broker Public Portal and Homesnap have dissolved their joint venture. After October 31st, the agreement between the two companies will end. I have the feeling that the guidance of CoStar, the company that also acquired Homes.com, is going to destroy the Homesnap product with advertising. It will be a real shame if they do. As the Broker Public Portal reimagines its next iteration of a national MLS consumer property search site, I am overjoyed with the board's commitment to being ad-free. In a recent meeting with a real estate search site developer, they pointed to Redfin's popularity by applauding the user experience as the driving force. Sure, Redfin.com does offer a pretty good search experience, but it is not much different than most other brokerage websites. Being parcel-centric and national are clear differentiators. I believe that the most differentiating feature of Redfin — versus other sites like realtor.com, Homes.com, and Zillow.com — is that it has more to do with the preference of an ad-free search experience. Much in the way that social media sites should hold true to always displaying the posts of the people I follow and care about, the Broker Public Portal will display every listing. Moreover, the new broker portal website will hold true to keeping advertising out of the search experience. The guiding principle of the Broker Public Portal is that home search should be delivered by real estate professionals, not advertisers. At this point, over 15 exceptional companies have committed to propose partnership opportunities to launch the new Broker Public Portal – which will replace Homesnap. It is exciting to see so many companies with outstanding technical skills going all-in to support the partnership with brokers and MLSs across the industry. Last-minute Ad Blitz for Open House Nets 200+ Leads
Are open houses useful? That depends on what you mean by 'useful.' If you mean attracting the eventual buyer of a home, that's debatable. But if you mean, Are open houses useful for filling my sales funnel? then yes, absolutely. That's what Steve Ford, a Keller Williams agent, discovered when he was assigned to hold an open house for another agent's property at the last minute. With just 24 hours before the event, Ford had to think fast in order to generate interest—and ensure that anyone showed up at all. He turned to the Open House Toolkit from Listings-to-Leads, which lets agents quickly market their open house with Facebook ads, landing pages, single property websites, and more. Ford ran the ad below for the 24-hour period leading up to the open house to impressive results. So what can a Facebook ad do in just a day? Here are Ford's results: Over 230 leads captured from his Listings-to-Leads open house landing page (here's an example), which were then funneled into his CRM and assigned to a drip campaign. Six new pre-approved clients who responded by email and gave Ford their phone number Six more families who came to the open house after seeing the ad Ford ran the ad in four different locations: his Facebook business page, a Facebook community page for his area, Facebook Marketplace, and as a shared post on his personal Facebook profile. Here's a breakdown of how each performed: Facebook community page: drove 70 percent of leads from ad Facebook business profile: drove 20 percent of leads from ad Facebook Marketplace and Ford's personal profile: drove 10 percent of leads from ad Ford paid paid $50 to run the ad on the community page, $25 on his business profile, and nothing on Marketplace or his personal profile. That's $75 for more than 230 leads--or a very impressive (and budget-friendly) 33 cents per lead. Tip: Notice in the ad above how Ford doesn't mention the listing price? Instead, he holds back this information in order to encourage lead conversion. On his landing page, leads can get the price, property photos, and more in return for their contact information. Test this technique out for yourself to see if it earns you more conversions. So next time an open house is looming, don't panic. Just turn to Facebook for an efficient, affordable, and very effective way to capture new leads and drive traffic to your event. In Part 1 of the Facebook Ads for Real Estate series, 'Creating a Business Page,' we walked you through the process of creating a business profile. In Part 2, "Campaign Objectives," we gave you a step-by-step guide to accessing your Ads Manager and selecting your campaign objective ("traffic"). In Part 3, "Audience Targeting," you learned how to set up your audience, select your ad placements, and create a set budget for your ad. Now, in the fourth and final part of our series, we will explain how to choose the best format options to engage with your audience and how to read your ad results. Step 3: Ad The final step in creating your campaign is the 'ad' section. This is where you choose the photos and/or videos that will show on your audience's news feeds. You are not limited to just photos or videos; you can also design carousel, slideshow, or canvas ads. Format Style Carousel and slideshow ads are very similar. They both showcase multiple images and/or videos within a single ad. However, they differ in that a slideshow is a continuous loop (like a video) of images and/or videos, and carousel is a set of images/videos that places each on its own card and the target audience must swipe through the cards (up to 10 cards allowed).

Why Your Facebook Video Ads Should Be Silent
The best places to advertise are where consumer traffic is heaviest. That's Advertising 101. In the electronic world, there is no heavier consumer traffic than on Facebook. But before you rush onto the world's busiest platform with your ad, there are some recent changes involving Facebook video ads you should be aware of. Facebook is now asking businesses to develop video ads that don't require audio. There's plenty of other video content that includes audio on the social media giant, but Facebook says this move is designed to protect both them and their advertisers. The concern is that the audio of an ad could begin playing loudly at an unexpected moment. The research Facebook commissioned revealed that four out of five people would have a negative reaction should that happen, both to the social media platform and to the advertiser. But while advertisements can't include sound anymore, Facebook announced it will soon offer an opt-in to businesses that would automatically enable captioning for advertising videos. That should save advertisers some money, since they won't have to add captioning themselves.

Facebook's API has recently "closed," which means that almost no companies have access to the Facebook API. What this means for you is that you can no longer have Facebook information pulled into your favorite apps. For real estate professionals, Facebook can be a goldmine of opportunity, but if you're watching your interactions dwindle and your reach shrink, you may feel a little over the whole thing. And I don't blame you. That's why I love Buffer's guide to growing your Facebook reach organically, which was written by Kevan Lee and posted on BufferSocial recently. Your real estate practice is one of 18 million+ businesses competing for space on Facebook. Facebook has made it harder and harder to get your posts and updates in front of your audience. Kevan explains that even the folks at Buffer have been noticing a decline in their Facebook reach. And he goes on to explain (clearly and smartly) the problem with Facebook reach; how Facebook calculates what shows up on your Newsfeed; and his suggestion of a counterintuitive way to combat Facebook reach (ahem...stop caring about it). What he means with that last point is that reach doesn't mean success. Reach isn't an indicator of a true connection, a deal made, or a listing sold. So before getting too hung up on the numbers, it's a good idea to step back and focus on the end objectives. The idea here is that Facebook's algorithm (if we can trust it work this way) is saving your content and posts for the people who want it most – the people who engage with you already. This is a positive thing, but it certainly presents a challenge when it comes to lead generation and developing NEW contacts for your Facebook Business Page.

But I Read It on Facebook! (the Bias series)
No, I'm not referring to Donald Sterling's latest rant. But the recent Estately blog article "Nerdiest State in America" reminded me that when it comes to data bias, all sources are not created equal. The Estately blog has a section "Ultimate Lists" – a decidedly quirky and not-so-serious montage of "analysis." I actually love this section – it's a good read. Recent entertaining titles include "How Weird is the State You Live In?", "The Top U.S. Cities for Douchebags", and "50 Largest U.S. cities Ranked From Most 'Country' to Least" Give the Estately team lots of credit for taking the dry topic of real estate statistics and bringing some fun to the party. What follows isn't a serious critique but, rather, the Estately blog's creative use of sources plays nicely into our data bias topic. Many of these stories use Facebook "likes" and "interests" as a primary source for the analysis. Assuming the methodology stated is accurate, there's a common data bias issue illustrated here: data sample bias. To uncover this bias, ask: How representative of reality is your sampling or polling method? Statistically speaking, if you have a truly unbiased sample, you can use a small volume of collections in your analysis. However, if your sample is biased – even if it contains millions of observations – the analysis will be significantly flawed. Broad, biased sampling of this type is commonly referred to as straw-poll in politics, but can be thought of as a "non-probability sample." Not so good for evaluating outcomes...well, assuming you aren't just going for laughs.

On February 3rd, Facebook introduced a new mobile app for the iPhone called Paper. Paper is a news reader app that allows you to discover and share articles that interest you. Paper is ideal for Facebook users who like the stories that surface in their News Feed, but who don't like the fact that those stories are often buried by baby photos, cat videos and hilarious memes (no matter how hilarious). It is attractive and easy to use, allowing you to create customized sections for your various interests and thumb through articles at will. The content used to populate Paper is based on links shared by Facebook's 1 billion users and divided into sections – just like a classic newspaper. Open the section that interests you to display a preview of stories that you can scroll through. To open a story, just swipe your fingers and animation makes it look like you are turning a page. One of your default Paper sections is your News Feed, so you can still access your friend's status updates and profiles, post your own updates and send messages. Essentially, Paper gives you a new way to use Facebook on your iPhone – surfacing more stories while still retaining the core features of this popular social platform. Which Calls-to-Action Work Best on Social Media?
Apparently, increasing your social media shares is as easy as just asking. Dan Zarrella of HubSpot analyzed the data sets of millions of tweets, blog posts, and Facebook updates to find which words spurred the most action in social media users. What he found is that posts that simply asked more shares received them. This is especially true of Twitter, where certain calls-to-action more than doubled shares! Who knew, right? Zarrella summarized his findings in a nifty infographic we recently found. A few highlights: Blog posts containing the words "comment," "link," and "share" received more comments, views, and links than those that didn't. The phrases "please RT" and "please reteet" resulted in more retweets on Twitter. "Spread," "please help," and "visit" increased shares, as well. Facebook posts with the words "like," "comment" and "share" received more of the specific actions requested. While we don't recommend begging for shares on each and every post or status update you make, don't feel shy about asking for shares on important posts. Hackers Use Social Media to Avoid Detection
The continued rise of social media has given hackers new platforms to exploit. Hackers are making malware that, instead of connecting to traditional C&C servers, which would be easier to detect, connects with social networks or search engines to receive updates. This is a technique researchers have already seen in recent cyberattacks. A recent piece of malware dubbed Miniduke used fake Twitter accounts to connect to C&C servers. With this rise in malware and means of spreading malicious software it is further stressed that you make sure that your computer is secure with the use of anti-virus/anti-malware software and that you are being vigilant about what you click on while using the internet. Once this button is pressed, you'll be prompted with the option to hide that user or, in the case of a Facebook application, the option to hide that application from ever showing up in your news feed. Update your privacy settings Click Account in the top right corner of the Facebook window and then click Privacy settings to adjust who is capable of seeing what;s on your Facebook profile. We highly recommend going through all the privacy settings to verify your privacy is properly protected. Anything that is not set to Friends Only or Friends of Friends can be seen by anyone searching on the Internet. Below is a few things we recommend for most users: Under Search in Privacy settings, uncheck Public Search Results. This will prevent users from finding your account and profile picture in search results from sites like Google Under Application settings, make sure you're only allowing applications that you want to have access to your information. Applications that you grant rights to can have access to your Facebook profile information.

During the Facebook for Business and Brand Building class, IMSD Trainer Chad Hyams shared some information about Facebook that most agents on the call didn't realize. Chad brought up consumer interaction. He covered how and why consumers will interact with you or your business on Facebook. Your business page 'fans' (not friends) need to receive useful information, as well as a reason to interact. The more they interact, the more value they see in your page and will continue to come back. There were three main reasons that someone would visit your business page: 1. Coupons. WHAT? Yes that's right, use coupons on your Facebook real estate business page. It is the number one reason that a consumer will come to your business page. People love a good deal. Give them one they see value in and they will continue to interact with your business. For example, you could offer a discount on a home inspection or have one of your vendors offer a home maintenance service discount.

So, you want to promote your real estate business on Facebook. What's all the hype about anyway? In last week's Secrets of Top Selling Agents webinar, we featured real estate technology expert, Jimmy Mackin, who blew us away with his pointers for using Facebook to market your brand. Mackin--featured contributor for Inman NEXT, Co-founder and Chief Frugylist of Frugyl.com--attracted thousands of real estate professionals who had an overwhelming response to his strategies. They were so interested that they followed him to our Facebook page for a live chat! (Click here to view a recording of the webinar). As a follow-up, we've elaborated further on a few of the common questions that came up during the webinar and the live chat. Setup a Content Calendar: Jimmy recommends advanced planning when it comes to the content you post on your Facebook page. He suggested referencing this content calendar created by Katie Lance, contributing editor and social media director at Inman, for more examples. Come up with "theme days" like "Trivia Tuesday" to pose relevant questions or unique stats about real estate. This will prompt fans to interact with you and keep them engaged and coming back on Tuesdays. Engagement Matters: According to Jimmy, keep it short, simple and use engaging photos and videos with strong calls to action. Ask questions and elicit a memory to prompt interaction with 'likes', shares and comments (i.e. "How old were you when you bought your first home?"). Use multiple choice questions, fill in the blank and open ended questions for drawing out conversations on your post. Which house do you like better: A or B? Fill in the blank: My favorite room in the house is ______. Can you guess how much this three bedroom house in Denver, CO just sold for?
