It's been years, but I still remember my landlord – a real estate agent – calling me and asking if I knew anyone who wanted to buy or sell a home. At the time, I didn't, but I still remember the call. More than that, I remember that I truly wanted to help him and felt bad that I couldn't. I genuinely liked the man, and believe me, the next day I kept my ears open for real estate chatter. Step one toward getting new referrals is to be a nice person. Step two? Ask for referrals. Ask everyone, even if you don't think they will turn into a client. Your sphere of influence then connects to their sphere, and each person you contact broadens your possible referral base exponentially. But that just covers the basics. There is so much more that agents can do to get more referrals. What's in Your Plan? Before embarking on new ways to drum up referrals, it's a good idea to take a look at what's in your current marketing campaign – precisely, what image are you projecting? Are your tactics a turnoff? Real estate trainer Denise Lones of Bellingham, Wash. says one of the main reasons you aren't getting referrals is if "your marketing campaign is ego-based (meaning it's all about you and your next transaction)," she writes on her ActiveRain blog. "This creates the image of a shark-like predator in people's minds, and they will avoid you just as they would a Great White."

3 Tricks for Wooing Window Shoppers
Does your brokerage post your active listings on the window of your office to catch the attention of passers-by? Are they just printouts directly from the MLS? If so, you're missing an opportunity. Here's how to maximize your brokerage window "real estate." 1) Post flyers with marketing edge, not MLS printouts. Your MLS system is an invaluable source of data, resources, and much more. However, when you print out the property details of an active listing directly from the MLS, you won't be getting a slick marketing tool. True, your data will be accurate, but the presentation will probably leave much to be desired. Greg Robertson of Cloud CMA suggests an alternative: print out flyers instead of property details from the MLS. "Many tools used to create flyers are pulling MLS data directly, so you're still maintaining the accuracy without sacrificing visual appeal," Mr. Robertson explains. "If someone is passing by your window quickly, you have only a moment to capture their attention. You're much more likely to do this if you're using a sales-oriented flyer rather than an information-oriented document from the MLS." A robust CMA isn't the only tool to explore for flyers. You may also find that your single property website provider (i.e. ePropertySites), CRM, or online marketing solution (i.e. REALTOR.com, Market Leader, Homes Connect) also gives you the ability to create flyers for your listings.

Hotels, Boards of Trade, and other business centers often have rooms available for this purpose. After you have sent out invitations to your clients and prospects, follow-up with a phone call. This will typically double attendance. The day before the seminar, call the Home Expert. Confirm that he/she's still coming! Make sure she has the correct address and directions.

Beware Of Brokerage 'Freebies'
Christopher Leo of Leading Agent shares this article on his blog. As you read on, one thing to keep in mind is that some brokerages have stricter guidelines about their agents' marketing materials. We recommend that you always check with your broker and ensure that your marketing decisions are not violating any company policies. As the owner of a marketing agency that mostly deals directly with REALTORS® and not necessarily always with the brokerages, there is one thing that comes up time and time again. Not a week goes by that we meet with someone in person, or talk to them on the phone, and when asked about what they are doing for their print marketing, the response we get is some variation of: “My brokerage has a deal on postcards, so we just use them. They aren’t the best, but they work.” Let me be clear, I am not writing this article to bash brokerages. Quite the contrary. I think brokerages are a good thing. Many of them we deal with on varying levels are run by top notch people in the industry that really know their stuff. The thing of it is though, that on an agent level, this is BAD branding and not doing them justice. I get it. Cheap, especially in this economy, is good. But as the adage goes: “You get what you pay for”. To those ends, here are a few reasons I propose that you strongly reconsider just going for “easy” with your marketing, build YOUR OWN brand, and get noticed. 1) Your brokerage’s postcard options may brand the brokerage #1 and you #2This is perhaps the biggest reason that every agent should take notice and be cautious. The fact is that the postcards from your brokerage’s vendor aren’t cheap because they charge less money than anyone else.  It’s probably because your brokerage is subsidizing the cost of the postcards (trust me on this).
