The Good, the Bad, and the Ugly side of AI The title of this 1966 Western film provides a fitting description of this week's AI developments. First, the Good. Who would have thought that using AI to create art could be a good thing? Case in point: Former New Orleans Saints artist and ALS activist Steve Gleason is using AI to generate art, issuing his first releases since losing the ability to move his limbs. This report by Axios New Orleans' Chelsea Brasted tells the beautiful side of AI and is chock-full of goodness. It also notes this fresh take on AI and art: "While there are detractors, some artists have likened AI to the invention of the camera, a cultural game-changer that eventually became just another medium in an artist's toolbox." Steve's new collection, "Resilient Spirit," debuted at a private showing this week and will be on display in NOLA at The Nieux on St. Charles Avenue. Now, the Bad. At TED2024 this week – dubbed "The Brave and the Brilliant – an AI-related talk stood out. Mustafa Suleyman, DeepMind cofounder and newly anointed Microsoft AI chief, suggested we consider AI "a new kind of digital species." He argued that we need to better understand the AI we are building and that our current mental models fall short. So, he offered, "I think AI should best be understood as a new digital species." Is this AI comment hyperbole on steroids? Or is it prophecy? Time will tell, but the thought of this? The timing seems very, very bad. It's hard to imagine how these types of comments will foster innovation and instead contribute to those trying to do a hard pull on the safety break to slow down the development of AI. Finally, the Ugly. This week, an AI-generated movie debuted from low-budget TV maker TCL. The trailer for the rom-com Next Stop Paris is so bad, so fake, and so poorly executed in so many ways – it's 100% ugly AI. A press release calls it "a short romance movie, featuring professional voice actors and an original script, but brought to life with the latest AI animation technology, a leap forward in romance storytelling. Next Stop Paris will make its debut this summer online…" TCL could only debut this "movie" online because the studio would have to pay people to see this mess on the big screen. But don't take it from us. AI Will Make the Big, Bigger Today, AI is in the business news headlines everywhere you look. Within 12 hours this week, OpenAI, Google, and Meta announced new AI versions. The French AI startup Mistral also released its latest version. Meta is launching its third version of Llama. Google released Gemini Pro 1.5 at Google Next 24. OpenAI issued its final version of GPT-4 Turbo, and Mistral debuted Mixtral 8x22B. What does it mean to the real estate industry? In AI, the big keeps getting bigger. It also means you need to integrate AI tools into your daily workflow if you haven't already. Don't wait for a free version from a startup; the startups won't be able to catch up. While startups might be able to leverage some of the tech provided by the AI giants, when it comes to powering chatbots, the giants in this space are exponentially growing. Their generative AI capabilities are unmatched, offering a competitive edge that real estate agents can't afford to ignore. Google is building AI into everything, and Microsoft is, too. This Gen AI battle is just beginning. Search is being impacted, which means revenue in search is likely falling, too. Will Google charge separately for AI enhancements as they look for new revenue? Will Microsoft better compete against Google by doing the opposite? For real estate agents, the best strategy is to use all the major AI chatbots to assist you in your work today. Pay for pro accounts for ChatGPT, Claude, Gemini, and Perplexity. Use them regularly to perfect your prompts and learn how to iterate to increase your productivity significantly. You'll discover that some chatbots do some specific tasks better than others. It will be more than worth your investment for less than $100 a month. While AI will make players like Google and Microsoft bigger, it can also help agents become bigger in their markets. AI Latest Trends AI voice cloning: OpenAI (ChatGPT) created a voice assistant called Voice Engine, but it is now holding off on broad release. Why? Apparently, it can clone someone's voice after "listening" to them for just 15 seconds. We've already seen the nefarious use of this tech in political robocalls, but the negative potential is far greater. Think about how banks already use "voiceprints" as part of a multifactor security protocol when you access your accounts. Still, the positive potential of the tech remains: Imagine how an agent could leave 200 custom voicemails for clients without wearing out their voice. But then again, does anyone listen to their voicemails anymore? AI is getting more persuasive: Can chatbots be more convincing than people? Anthropic (Claude) dove into this topic and found that each new improvement to Claude is becoming more persuasive. Claude 3 Opus says their research "produces arguments that don't statistically differ in their persuasiveness compared to arguments written by humans." Watch out, legal eagles; AI may be coming for your jobs next. For now, real estate agents might want to look at tools like Claude as an AI assistant to craft responses during negotiations. Intel battles back: Nvidia has become the king of AI-powering chips. Its market cap has soared from $350 billion at the start of 2023 to over $2 trillion today. Intel isn't sitting on its hands. It just announced its newest chip—Gaudi 3—could significantly outperform Nvidia H100 chips: 50% faster. The upside for everyone using AI is that more efficiency eventually translates into lower costs (less energy consumption). The cost of AI continues to remain a threat to curtailing its potential. Google introduces a new AI video tool: Google Workspace is rolling out Google Vids, a tool distinct from Sora in several ways. It's not a direct competitor but rather an alternative AI-enhancement tool that can be a substitute for Google Presentation. While it does not have the same "wow" factor as Sora, it offers unique functionalities to enhance video storytelling creations. As a long-time advocate of gender parity, an email in my inbox this week from Laura Meli with Girls Who Code asked this question as its subject line: "Is AI another boys' club?" The email immediately notes that technological innovation and progress demand diverse perspectives, adding, "This is especially true in the field of artificial intelligence (AI), where we fear the mistakes of the past will repeat themselves. We cannot let underrepresented groups be ignored in the rise of AI technology, and the opportunities it will present." For those who follow this topic closely, we know that many gaps exist for women and girls pursuing careers in technology. The employment gap: According to the World Bank, women make up 35% of the tech workforce in the US, yet 57.5% of the overall labor force. The education gap: Only 16% of those who earned a Bachelor's degree in computer and information sciences are women; in engineering and engineering technology, the percentage is 21%. The pay gap: Men in STEM professions are paid higher annual salaries than women – a difference of about $15,000 a year. The C-Suite gap: Just 25% of C-level leaders are women. Moreover, none of the "Big Five" US tech firms—Alphabet, Apple, Meta, Amazon, and Microsoft—have a female CEO. Only 8-9% of women hold positions like CIO, CTO, or IT manager or serve as technical team leaders. The retention gap: 66% of women lack clear career advancement paths in their companies, and women are 1.6 times more likely to be laid off than men. Alarmingly, 57% of women in Technology, Media, and Telecom (TMT) plan to leave their jobs within two years, citing poor work/life balance, according to WomenTech Network. Are there any silver linings here? In 1970, only 8% of the STEM workforce was women, so significant strides have been made, but the gender gap remains. One bright spot comes in real estate, an industry where the majority of real estate agents (62%) are women. A tech study from Delta Media recently found these two silver lining nuggets: Female leaders recognize AI's importance more, especially in mid-sized brokerages with substantial transaction volumes. A greater percentage of female leaders (85.3%) utilize AI in their businesses than male leaders (70.4%). Female-led brokerages, particularly those with medium to large agent teams and high transaction volumes, are the most likely to use AI. The youngest and oldest male leaders, overseeing smaller brokerages, are less inclined to integrate AI. More hopeful news comes from KillerStartups: The "She-conomy" is soaring, registering record growth last year. It looks like the pandemic may have helped fuel the rise of female entrepreneurs. In 2023, there was a 17% increase in new businesses owned by women versus the prior year. Women-led startups have nearly doubled in the last four years, taking it in the right direction toward gender equality. Finally, I remain hopeful of a continued move toward gender parity, albeit, as my Texas friend says, at a pace as slow as a snail on crutches. My hope comes from anecdotal experiences, but sometimes, a powerful role model can spark generational change. The most recent example is 19-year-old University of Washington student Merrill Keating, recently named one of USA Today's 2024 Women of the Year. Merrill is a former FIRST robotics student with our local high school team that I mentor and a technology wunderkind, becoming a UW freshman at age 15. As our local USA Today affiliated paper writes: "She's founded and hosted Tedx events, launched a magazine, been part of a United Nations project that connects to space exploration agencies, and organized women both in her community and around the world to focus on STEM and advocate to open doors for girls who will change the world." Having role models like Merrill makes me hopeful beyond the numbers and the statistics because she is the kind of person who can help clear the path for many, many others. Why manners matter with ChatGPT Since I (Kevin) started my paid ChatGPT subscription the day after Valentine's Day last year (Feb. 15, 2023), I've been using ChatGPT in some way almost daily. Yesterday, I uploaded a PDF of a menu in French and received a translation in English that was nearly perfect. One of the best things about being an early tech adopter ­– which I have been my entire adult life – is you make a ton of mistakes, fall flat on your face even, and not feel bad about it because that's how you learn. Iteration really is the key to success and innovation; that and trying not to make the same mistake twice. One of the "secrets" I have learned from using ChatGPT for over a year now is that if I was polite, I received better results. I mean significantly better results. I know that sounds wild; I even had a few colleagues I shared my secret with look at me like I was nuts! But I continue to preface my prompts with phrases like, "Can you please help me...," and after multiple iterations on a prompt, I try to end with a "Thank you" and a compliment, such as "That's great!" Here's the thing: ChatGPT almost always acknowledges my politeness, replying with kind phrases of its own. From the first time I started doing this, I had a gut feeling I was on to something and kept it up. So, imagine my reaction (or perhaps relief that I am NOT crazy) when an academic cross-cultural study proved that manners matter when it comes to the performance of Large Language Models (LLMs) like ChatGPT. The 22-page study entitled "Should We Respect LLMs? A Cross-Lingual Study on the Influence of Prompt Politeness on LLM Performance." The Cornell University researchers examined the politeness in prompts on LLMs across English, Chinese, and Japanese tasks. The best part, for me, is what they discovered happens when you are rude to ChatGPT. Researchers found that "Impolite prompts may lead to a deterioration in model performance, including generations containing mistakes, stronger biases and omission of information." Does that mean the nicer you are to ChatGPT, the better the answers? Not necessarily, as they note that overly polite language does not guarantee better outcomes." It turns out that the best politeness level is different according to each language. What is happening here? Is AI showing signs of being sentient (thinking for itself)? Not at all. According to the researchers, LLMs are simply mirroring human communication. When you are polite to your chatbot, you'll likely get better responses, like when humans communicate. "This phenomenon suggests that LLMs not only reflect human behavior but are also influenced by language, particularly in different cultural contexts. Our findings highlight the need to factor in politeness for cross-cultural natural language processing and LLM usage," the study explains. My advice: be kind to your ChatGPT because it may not only give you better answers today, especially since a new memory feature is being added, but you may find it helps improve future answers, too. CoreLogic Clareity24 AI keynote looks at what's next Sitting in the audience at the recent Clareity24 MLS Workshop in Scottsdale, AZ, was a remarkable treat. Check out my X posts, and you'll get a sense of the breadth and depth of the top-notch content. The invitation-only event is a perennial sellout, and it did not disappoint. The AI keynote, presented by Dr. Radhika Dirks, CEO and Co-Founder of XLabs and RIBO AI, was terrific in providing a level-set on AI for MLS executives. She has the creds: She's been named one of Deloitte's top women in the AI world and Forbes' 30 Women in AI to Watch. Radhika co-founded Seldn, an AI start-up that accurately predicted the rise of ISIS two weeks before The New York Times coined the term. As CEO and co-founder of XLabs, she heads a moonshot factory for artificial intelligence innovations that's reportedly getting closer to finding a cure for cancer. Oh, and she holds a Ph.D. in Quantum Computing and an M.S. in Nanotechnology from the University of Illinois at Urbana-Champaign. My six big takeaways: Generative AI enables the creation of highly realistic fake images, videos, voices, etc. It's creating a creative disruption unlike anything we have seen. On the positive side, AI could expand the capabilities and speed of creativity. On the negative side, AI will be used to spread misinformation and manipulate people. Her suggestion: as humans, to determine what is real and what is fake: trust your gut. That, and we will need AI to identify AI. AI robots will provide human-like interactions for customer service, advice, healthcare, daycare, and more. This could replace many jobs requiring less sophisticated and repeatable tasks—the bigger risks are exacerbating loneliness and decreasing real human connections. Integrated AI will be embedded into nearly every aspect of life. This amplifies the impacts, risks, and benefits of AI overall. Bigger, better, and more capable AI models are coming at us like a tsunami: rapidly growing in speed and size. The exponential growth of AI that we are witnessing will only accelerate. Key risks include hallucinations (or lies) from AI, bias perpetuated by training data, and copyright/IP issues with AI systems training on and reproducing others' data. (Note: copyright lawsuits are pending everywhere.) While risky, AI also has enormous potential: it found potential cures for 11 cancers in six months in one example. The future of AI? We must harness it for social good while mitigating risks. The bottom line is that generative and integrated AI is advancing rapidly, bringing transformative change, and requiring vigilance around risks as we seek to leverage its vast promise. What real estate pros need to do: Adapt quickly to find ways to leverage AI while continuing to focus on human connections because that's what we do best! Since the debut of YouTube in 2005, real estate agents have been inundated with the message that video is perhaps the single most powerful marketing tool available. Since then, as a recent review of a video platform by Inman's Craig Rowe points out, the adoption of video as part of most agents' marketing arsenal has remained anemic. Sure, video tours of homes quickly became a standard listing tool. Yet when you scan a typical agent's YouTube channel of those video tours, you see a few dozen views at best. One must wonder how many of those clicks were other agents, the seller, or friends and family versus active home buyers. As Craig points out, the lackluster use of video in real estate is not without a lack of constant effort by industry marketing experts who continue to push video's power or the ease and availability of tools that make creating and editing video easier. Admittedly, some agents have mastered how to leverage the power of video, creating local content libraries that drive views and help sell homes. Not listing videos, but hyperlocal videos that showcase the amenities and features of a local neighborhood: presenting views of the best restaurants, shops, parks for people and pets, schools – even best local Instagram spots. But the greatest barrier to video remains: Most agents hate to see themselves on video. True, many successful agents are leveraging easy-to-create short video tools like BombBomb. This week, North Carolina Regional MLS announced it is providing the Ask The Agent video platform to its 12,000 members. Moreover, during COVID, most agents had to rely on video – Zoom calls, FaceTime home tours, and more – to connect with clients; many overcame their phobia about being on camera. Can AI fix all of this? We're betting it will. What's the big difference AI will make in revolutionizing real estate videos? Two enormous changes. The most important is how fast AI can create hundreds of short, personalized videos. Once you peek at the AI video engine like the one Ylopo is developing, the long promise of generating real business from video will arrive. And that will be the game-changer that will help reluctant agents get over themselves and their fear of being on video: more transactions. Sure, AI can create video avatars who become you or your team's spokesperson. But what if AI creates for you two dozen individual short videos featuring you that are highly personalized (name and the address of the listing) and sends them out first thing every morning to every buyer who has looked at a specific listing on your website more than four times last night? No equipment is needed, not even a camera. No shoot setup, no post-production editing – totally automated and touch-free is what AI for real estate videos will deliver. AI could become the "Easy Button" that agents need, and the true power of video can finally be used regularly by the average real estate agent in many new and exciting ways. Will these videos feature an AI label? Likely – and that's a good thing. Could they be banned? I don't see how they could be. Will it matter to the buyer? Maybe initially, but later, when AI videos become more widespread, probably not. The age of the AI real estate video revolution is coming. We think agents and their clients will be blown away – by the content and the results. A look at Sora: the new AI video generator from OpenAI Last week, OpenAI, the creators of ChatGPT, announced a minimal release of its latest AI breakthrough: Sora. Sora creates incredibly realistic and imaginative scenes from text. Type in your instructions, and this state-of-the-art AI video generator uses advanced AI algorithms to create high-quality, customizable video content from textual descriptions. According to OpenAI, Sora can "understand complex instructions and generate videos that meet specific user requirements, offering unprecedented creativity and efficiency in content creation." Even in its first-gen phase, the Sora content we've viewed is wickedly good and, therefore, scary. Here's a link to the initial samples OpenAI released: Currently, while Sora is only available to a select group of testers and early adopters, Sora AI is expected to become widely available in the coming months. (Unless it encounters a Gemini-type back to the drawing board error.) What could Sora mean for real estate agents and brokers? Marketing content creation: Generate high-quality promotional videos that spotlight the services an agent offers sellers and buyers, "best of" neighborhood videos, or agent biography introductions – all saving enormous amounts of time and resources versus traditional video production. Educational and training materials: Produce informative videos for clients on home buying and selling processes, terms, and timelines, enhancing client education and engagement. Market trends and updates: Create based on data hyperlocal videos showcasing zip code, community, or neighborhood information to demonstrate an agent's deep knowledge of their local market and professional expertise. Sora's promise to streamline content creation could be the tipping point to generate universal agent use of video as the backbone of every marketing campaign. An AI stock photos platform We have covered that AI-generated photos could save agents and brokers a lot of money in licensing fees. Creating AI images for a website, social post, or promotional brochure instead of paying a fee to Adobe or iStock seems like a no-brainer. This is even though the stock photo firms are jumping headfirst into AI-generated images themselves! But if you have ever spent time creating photos with any of the many new AI image generators, your experience is probably hit or miss. Enter Lexica, which is basically crowdsourcing AI photos for its AI stock photo platform. Lexica allows you to generate your own images (48 a month for free) or search for images others have already created. To access the AI stock photos, enter a search word for the image you are looking for, and dozens of AI-generated photos will fill the screen. Below is a partial screenshot of the dozens of photos returned for the search "real estate agents selling a home." Want to create your photo? Lexica does that incredibly well, too. Select the "Generate" tab and enter your prompt. Here's what was returned for "A photo of craftsman home on Bainbridge Island, WA with a two-car garage bordered by evergreen trees." It's scarily accurate. One of the coolest generation features is you can change the dimension of the photo (much more flexible than DALL·E/GPT). You also can request a slow or fast generation. The slower generation selection allows higher-priced accounts to create "unlimited" generations. You'll find the fast generation selection wickedly quick. To get started, Lexica will ask you for an email address and send you a link to log in, and that's it. If you are going to need more images than what the free account provides, for $8-$10 a month (annual or month-by-month rate), you get: 1,000 fast generations per month. No slow generations. Two parallel fast generations. Commercial license (solo). Images are public. Note that last feature: "Images are public." That means you can use photos you create, but that photo now goes into its AI stock photo platform for others to find and use. If you want to keep the images you create for yourself so they are not publicly available, you'll need the Max account at $48 a month, 7,000 images, and unlimited slow generations. Lexica already has so many images and does a great job at image generation: it packs wow power. Most importantly, it feels like a huge shortcut and time saver at an incredibly low cost. AI disclosure efforts gain Google Speaking of AI images, Google is the latest major company to join an industry effort to attach "content credentials" to all AI-generated images. As the newest member of the Coalition for Content Provenance and Authenticity (C2PA), Google joins fellow tech giants like Meta, Adobe, and Microsoft, along with media giants like the BBC and Sony, among others. Bringing AI generator Gemini (formerly Bard) and the world's biggest video player, YouTube, with its 2.5 billion users, into the fold for making sure AI image and video content is ID'd is a big deal. The goal of C2PA is to embed information into images and video when it is created. Right now, the solutions are focused on adding metadata. But bad actors can strip out metadata. As Axios pointed out in a recent newsletter, "Those most likely to share misinformation are often the least likely to take notice of information labels, let alone metadata." AI survey reveals real estate's heavy use, wide adoption A brand new study from real estate tech leader Delta Media shows the popularity and use of artificial intelligence (AI) in real estate has become nearly ubiquitous among America's leading real estate brokerages. Today, 75% of America's real estate brokerages already use AI technology, and almost 80% report that their agents have adopted AI tools. The responses, compiled from more than 130 leaders of real estate brokerages representing firms responsible for 65% of all real estate transactions nationally last year, also uncover worries about risks related to unchecked AI usage. Among the most striking findings come from gender differences: Female leaders recognize AI's importance more, especially in mid-sized brokerages with substantial transaction volumes. A greater percentage of female leaders (85.3%) utilize AI in their businesses than male leaders (70.4%). Female-led brokerages, particularly those with medium to large agent teams and high transaction volumes, are the most likely to use AI. The youngest and oldest male leaders, overseeing smaller brokerages, are less inclined to integrate AI. What's the profile of the "typical" brokerage leader using AI today? He (predominantly male) is an experienced senior executive helming a mid-sized brokerage. This contrasts with the characteristics of brokerages most actively using AI, often led by women aged between 31-39 or 50-59 years, managing a considerable number of agents and overseeing substantial transaction volumes. Among the other top findings: More than half of the top brokerage execs said they are "worried or very worried" that AI "does not have the appropriate guardrails" to limit their risk or liability around it. Real estate agents employ AI in their day-to-day business, primarily leveraging this technology to craft property descriptions (82%), followed by generating blog posts, emails, and letters (67%), social media content (60%), website content (44%), and writing personal bios (43%). AI is not just present but growing, with executives rating its current importance to the industry at 5 out of 10, which surges by 40% when asked about AI's importance in the "near future." Leaders note they plan to leverage AI in the future; digital marketing (73%) and social media (72%) are the leading anticipated uses. While some experts predict 2024 will be the year of AI personal assistants, only 23% of brokerage leaders see AI used for front-office or admin support this year. Remarkably, one in ten (11%) have "No plans to use AI" this year. AI fears But rapid AI adoption in residential real estate isn't without some misgivings: More than half of the top brokerage execs responding said they are "worried or very worried" that AI "does not have the appropriate guardrails" to limit their risk or liability, with female leaders slightly more concerned than their male counterparts. The highest level of worry is among brokerage leaders aged 60 or older, especially those managing smaller teams and lower transaction volumes. Conversely, middle-aged leaders of large brokerages with massive transaction volumes exhibit the least concern. Michael Minard, owner and CEO of Delta Media and an AI thought leader, notes, "As AI reliance grows, brokerages need assurance that their tech partners providing these tools have sufficient safeguards to protect them from the potential downsides. WAV Group founding partner Victor Lund just published a provocative post called "Evil AI." It's a vital topic to keep at the forefront of AI development. The underlying current is frightening. Evil AI demonstrates the enormous downside that has some of the most brilliant minds of our times warning us about the dark side of AI's future. Victor's piece pulls from a real-world example of how researchers flipped the script when using AI to develop ways to avoid the dangerous side effects of a drug. What if they used AI to generate toxic molecules, e.g., chemical weapons? The result was 40,000 substances, including VX, a notorious nerve gas, and other chemical weapons, including, according to the Scientific American piece Victor sources, "many completely new potentially toxic substances." That's terrifying. However, we've been down this road before. Whenever a new technology lurches into our culture, there is an immediate reaction to change, often fearmongering. Look it up: when bicycles began to become popular in the late 1890s, some people claimed it was causing a rise in insanity cases, especially among women! People feared the telephone because they thought it could talk to the dead and violated the will of God. Passenger trains? Protesters said our bodies could not handle speeds of 50 mph and that "uteruses would fly out" of female bodies. And we are living it now with the Dark Web. Imagine if the internet was never allowed to happen because it would give birth to one of the darkest sides of humanity. We know AI is different; very different. But it is also very different in the most extraordinarily good ways. We cite our Quote of the Week from Victor: "While most people will use AI to do good, others will use AI to do evil" (emphasis ours). For us, that's the bottom line: We still have faith in humanity that it will find a way to do mostly good and, as never before, have the guardrails in place to prevent evil from winning. Call it naïve, but we believe we will live up to the Spiderman credo: "With great power comes great responsibility." Our future headline: AI good triumphs over AI evil. Holy Gemini! Kudos to Greg Robertson at Vendor Alley to be among the first to post a link to Google's somewhat staged demo on Gemini from Google, the newest AI contender challenging OpenAI. Gemini, Google's "multimodal AI," has features that all AI is moving toward: verbal instead of written prompts (let's have a real "chat" with AI, as we have been writing will happen) and leveraging the power of computer vision. The skills you will see in this video confirm why Restb.ai is so wildly successful in carving out its leadership in this part of the AI real estate landscape. Gemini is next level (at least for a while). Just watch this. An excellent way for agents to use AI A real estate agent friend (and client) asked me if AI could help with a data challenge he had relegated to his assistant. The assistant found the task too time-consuming and overwhelming. He had 2.5 years of traffic data in his newsletter and was using a mail service that did not give him the summary data – over time – that he wanted. He had CSV files for each month of open rates and click activity. Over time, he simply wanted to identify his most engaged readers. Were they clients or future clients? Enter Claude.ai and ChatGPT-4. We tested both. We cut and pasted the data into Claude.ai (it can't read a CSV or Excel file). For ChatGPT, we converted the CSV data into an Excel file. And because ChatGPT can read Excel files, it won the tasks assigned to crunch the data and provide the Top 50 clients for opens, clicks, and total engagement, as well as tell us what the most popular URLs were – all over the 2.5 years. ChatGPT took the data-crunching assignment in less than a minute and solved this agent's problem. Yes, he will switch to a mail system that integrates with his CRM. But how many data tasks like this could an agent today benefit from by using AI instead of spending hours fussing with spreadsheets? This is a great way agents can use AI to sift through a lot of data to help them plan better for 2024. AI Five Fast Facts The global AI market is expected to reach $1.81 trillion by 2030. In a report by MIT Sloan, nine out of 10 organizations say they are adapting AI to gain an edge over their competitors. Once we identify why one person buys, it's easy to extrapolate to identify others not in our sphere nearby who are also likely to buy or sell. Much like the story Brad Inman told in 2016 about how Google was rending baby-related ads to his daughter before she found out she was pregnant, AI will empower agents to know when clients will buy or sell before their clients have fully embraced the idea. Vital to using this new tech is finding a way to eliminate what I call the LendingTree problem. When I first tested LendingTree in its early days, I input my data, and in minutes, I was deluged with mortgage lenders pitching me their business. It was a massive, overwhelming, horrible customer experience I would never repeat. If AI delivers to everyone with the same predictive analytics, what is the experience of the seller who is about to buy if they are overloaded with agent inquiries? Data-centric AI for advanced analytics On the bright side, one untapped superpower for real estate is AI's ability to take in disparate data, organize it, summarize it, and then recommend strategic courses of action. Real estate data is sprawling and often siloed, from market trends and demographic characteristics to what real estate clients have purchased and other client information. Data-centric AI thrives by rapidly consuming these diverse data sets and creating a cohesive 360-degree view of the market and your clients. Cloudless AI Chip titan Qualcomm held its annual Snapdragon Summit in Maui (we gotta get on that list), advancing the cloudless generative AI movement. Qualcomm envisions AI in your pocket: totally contained on your smartphone, unchained from the cloud. On-device AI is in its infancy, but with its potential realized (we can dream, right?), we think it would be one of the most welcomed AI advances to date. Qualcomm is in full AI hype mode, describing it as the next big thing coming to our mobile devices. You know all those disparate apps on your phone? Imagine being able to talk to your device, and it automatically uses the app it needs to fulfill your request, accomplish your task, or answer your question. Sounds like a huge time saver, huh? Yes, if it worked. But as in all things new, the Beta stage is fraught with bugs. Allison Johnson details her experience with on-device AI at the Qualcomm summit for The Verge, "I went to paradise to see the future of AI, and I'm more confused than ever." Despite Herculean planning by Qualcomm, as in most live tech demos, things didn't always go as planned. For example, using the newest Qualcomm tech – Snapdragon 8 Gen 3 chipset – to test generative photo capabilities, Johnson describes a mixed bag of results, writing, "Sometimes it's incredibly impressive, but one time, it adds a disembodied sexy leg alongside a landscape." I wrote about my own unpleasant experience with a FedEx chatbot in "I fought the bot (and the bot won)." We are in the "it's exciting, exhausting, and seriously frightening" stage of AI today. Things are likely to get worse before they get better as the onslaught of rushing AI to market before it is ready continues. But the idea that my smartphone could actually be smart? Worth the wait. I fought the bot, and the bot won When AI works, it's incredible, surprising, and often has me in awe of what it can do. When AI doesn't work, it is an absolute nightmare experience. Yesterday, I called FedEx for help on a missing package – first, a little context. For decades, FedEx was my go-to overnight service. Their old TV ads nailed my sentiment: "When it absolutely, positively had to be there overnight," I used FedEx. I had DHL, Airborne, and UPS accounts, and most were cheaper alternatives. But I used FedEx because of one key differentiator: they had the best customer service. You could get someone on the phone at any time almost immediately. I learned yesterday that those days are gone: Probably forever. And now I hate FedEx and will avoid paying them anything, for life, if I can. Yes, it was that bad. I won't go into every detail that caused me to go from fan to hater, but we are doing some home remodeling as we enter our empty nester stage, redoing our boys' old bedrooms. One is becoming a den, the other a workroom-office space. We ordered a sleeper couch on Amazon because it perfectly fits the den. Our youngest son had ordered his last couch on Amazon. It came in several boxes, but you would never know it by sitting on it or looking at it. We are having new carpet put in those rooms in two weeks. We were delighted when the FedEx shipping link Amazon provided said the couch would arrive in three boxes, as that would make storage a breeze. Yesterday, the couch was delivered, or so our notifications from Amazon said. The largest and heaviest box was missing: we only received two of three boxes. So, I did what I did years ago: I called the FedEx customer service number. In the past, these folks pulled off amazing feats for me, having deliveries re-routed while the driver was going to the wrong address. That's why I became a huge fan and loyal customer. When I called FedEx, I got a bot — a very ridgid, almost nasty bot. It would not let me talk to a human, no matter how many times I tried or what option I pushed. The FedEx bot even hung up on me — twice. The first time, it said it had given me all the information it could so no one could help me, adding "Goodbye," and hung up. I tried FedEx several more times, trying to find any way to get a human on the line, but I failed. The final time, I pretended I didn't have the tracking number. The bot told me to go find the tracking number and call back. Then it hung up on me — again. Irate but not defeated, I reached out to Amazon. I've always been able to get a human, at least via chat (and I always ask if I am chatting with a human). This time, Amazon routed me to the vendor's chatbot because the order was from a third party. OMG, the vendor bot was as bad as the FedEx bot. It asked me the problem; I kept requesting to be connected to a human. It kept asking for the problem. When I gave in and provided the details, it offered an auto-response saying the vendor had been sent my issue and I would be contacted within 1-2 business days. I returned to the Amazon standard chat, which again directed me to the vendor bot. The vendor bot said there was nothing more it could do as I had a pending request with the manufacturer! Later, I decided to go into FedEx to sign up for notifications for a delivery I already received. Or so I thought. The sign-up revealed details I could not get directly from the FedEx tracking site. It showed me that the third box was still in transit and would be delivered the next day. It turns out the bot was right; I was wrong. I fought the bot, and the bot won. But I still hate FedEx because the customer service experience was horrible. If I can't get a human on the line who could have told me in two seconds not to worry but instead have to waste half an hour with a stupid bot, they've lost me for life. Real AI is a 100% human-created weekly roundup of all things AI in real estate and emerging AI innovations in other sectors likely to impact real estate. Innovation Challenge: MBA students vs. ChatGPT – Who wins? The Wall Street Journal earlier this month featured a terrific story by Christian Terwiesch and Karl Urich, testing how good AI is at creating new ideas. Terwiesch and Ulrich are professors of operations, information and decisions at the Wharton School of the University of Pennsylvania. Their hypothesis: that when it comes to "identifying opportunities for new ventures, generating a solution for an unmet need, or naming a new company," these unstructured tasks appear to be "ill-suited for algorithms." However, they now argue that large language models like ChatGPT are proving these assumptions wrong. They discovered this by creating a competition, randomly polling 200 Wharton graduate students to determine, "Who is better at generating innovative ideas: the human or the machine?" Describing the process of how they determined the quality of the ideas submitted by both students and the 100 ideas created by ChatGPT, they came to a solid conclusion, and it wasn't even close. They write: "ChatGPT isn't only faster but also on average better at idea generation" by a margin of victory that was 35-5, machine over human. I've often described ChatGPT as one of the best ideation, top iteration, and most accessible brainstorming tools I have ever used. Now, thanks to these Wharton professors, there is research to back it up. OpenAI launches DALL-E 3 ChatGPT's cousin, DALL-E 3, the OpenAI tool that creates images from text prompts, started previewing this week. Unfortunately, it is currently limited to a very small test group. But if you read this in the New York Times, you'd think you can use it now: but you can't! The Times (irresponsibly) writes, "DALL-E and ChatGPT were previously separate applications. But with the latest release, people can now use ChatGPT's service to produce digital images simply by describing what they want to see. Or they can create images using descriptions generated by the chatbot, further automating the generation of graphics, art and other media." That may be coming, but it is NOT available to most ChatGPT 4 subscribers. I know this because ChatGPT 4 told me when I asked it to create an image. ChatGPT 4 responded: "I'm currently not able to create or manipulate images or photos. However, you can create this picture using graphic design software like Adobe Photoshop or Illustrator. Here's a simple guide on how you might approach creating such an image," and then gave me instructions on how to use Photoshop (not kidding). DALL-E 3, again not yet available to the masses, is designed to better understand user commands to render images. It also is supposed to improve its ability to include legible text in images, one of its well-known weaknesses, apparently common with AI image generators. These planned improvements are needed. Using DALL-E now can be hit or miss. Sometimes the images are masterful, sometimes they are less than amateurish. This wide range of performance issues are limiting its potential, so hopefully, the new DALL-E 3 will be rolled out to all ChatGPT users and embedded as described by the Times, soon. 2-Minute Read: Changes Coming to NFIP Flood Rates + 2021 Hurricane Season Projections
In case you missed it, two major news items are making 'waves': 1. Changes to NFIP Flood Insurance Pricing Starting October 1, the National Flood Insurance Program (NFIP) risk rating is changing to a new methodology called Risk Rating 2.0. The government is seeking to modernize NFIP to match private flood insurance pricing models so that we have one, consistent manner of pricing flood insurance from coast to coast. We wrote this article surveying NFIP flood insurance compared to the emerging private insurance market. Key Dates: Phase IBeginning October 1, all new policies will be subject to the new rating methodology. Also beginning the same date, existing policyholders eligible for renewal will be able to take advantage of an immediate decrease in their premiums (to the extent applicable). Phase II All remaining policies renewing on or after April 1, 2022, will be subject to the new rating methodology. Big Announcements Kick Off NAR Midyear Trade Expo
Day one of the National Association of REALTORS® Midyear Legislative Meetings & Trade Expo saw major news break in the real estate technology space. The biggest announcement of the day came this morning, when DocuSign announced its acquisition of transaction management platform Cartavi. Reactions to the deal were more delighted than surprised. The two companies have been partners for 16 months, with DocuSign providing eSignature capability to Cartavi users (see our recent webinar for more on how this works). That integration has proven so successful, that today's marriage of the two solutions seems inevitable in retrospect and, well, just right. Cartavi co-founder Glenn Shimkus said as much in a blog post earlier today. In it, he looks back to the early days of the partnership, where he previewed the integration for the first time at Inman Connect NY 2012: The reception for [the integration] was even better than what we had hoped. In fact, it was at that show that I met Krisstina Wise and Jack Miller from The GoodLife Team for the first time. [By the way, that one interaction led to The GoodLife Team becoming a customer of Cartavi and what has turned out to be an AMAZING partnership!]. I'll never forget Jack Miller's words after I showed him a demo of our integration with DocuSign. He said, and I quote "Wow. Amazing. DocuSign is going to buy you guys!" [Jack, you nailed that one!].

ChangeLog: Has your real estate vendor released important updates lately?
Has your real estate tech vendor made important updates recently? RE Technology's new column, ChangeLog, will keep you up to date with changes you need to be aware of. Since we always keep a close eye on real estate technology news, let us share our knowledge with you! Here's our round-up of the latest changes in the tech sphere. To learn more about each update, click on the links provided in each story. Check below to see if any of your vendors are on the list. Imprev unveiled an upgrade to the RE/MAX Design Center last week at the RE/MAX R4 Convention in Las Vegas. New features include single property websites with responsive layouts, YouTube ready video tours and easy-to-manage campaigns. To celebrate, the company also released a "40-Touch" social media campaign in Design Center. The campaign is available to a all Premium subscribers, as well as those who have purchased the Campaign product. Cartavi released version 2.7 for iOS devices late last week. The update includes a new bulk action feature, map view for mobile devices, as well as extra security provided by new passcode capabilities. Additionally, in response to customer input, Cartavi has enabled "envelope owners" to rename and delete documents. In his monthly update, CEO Dale Ross announced RPR's new alliance with Fannie Mae. This partnership is designed to help REALTORS expedite the short sale approval process by expanding REO listing information, among other features.
