21 Awful Excuses FSBOs Give for Not Hiring a Realtor
Let's face it, there will always be FSBOs. It seems that those stubborn personality types will always be around. Convincing a FSBO to list with you takes time and dedication. In fact, on average a FSBO is not ready to list with an agent until after the fifth or sixth contact. However, there will be many instances when a FSBO is never won over by any agent ever. Over the course of your real estate career, you've likely heard some of the most ridiculous excuses. Have you ever heard any of these ridiculous FSBO excuses? Real estate agents don't realize my home's potential. Zillow said my home was worth way more. My third cousin twice removed sold their home for three times the market value. I plan on using Craigslist, that's how I sold my car. I've lived in the area for 5+ years and know plenty of potential buyers. I am recently retired and have a lot of spare time. Real estate agents are crooks. I am already a professional marketer and can easily sell this home. I know this town like the back of my hand. I don't believe my home is in need of any serious repairs as other agents have been telling me. What you can do, I can do better. Commision costs are too high. I don't see why anyone should be making money off my hard-earned property. I am in no rush to get my home off the market and can take all the time I need. I want to make sure I like the buyer of my home. I am not 100% sure I'd like to sell my home. I don't see any foreseeable benefits to hiring an agent. My ex was a real estate agent; I am sure I'm capable of the job. I watch plenty of HGTV and am actually a real estate guru myself, just not a licensed agent. You are a real estate agent, and maybe you just closed on a deal and now have some extra money from your most recent comission. If you are looking for a creative way to flush that money down the toilet, look no further. 1. Hiring Help Incorrectly Sometimes you just need help right away, and you will hire anybody. Or maybe you will hire a friend, family member, or person from within your network. That's how most people will find their real estate agents anyway, right? Be sure to carefully review everybody you are hiring—otherwise, you might as well throw that money towards whatever the newest cryptocurrency is that is trying to compete with Bitcoin. 2. Expensive Gifting When giving closing gifts to your clients, it's easy to go overboard to show them how much you appreciate their business. The higher the price tag, the higher their sense of gratitude is not something that is guaranteed. When building a relationship with your clients, it's important to make note of what brings a spark to their life. Is it the passion for their job? Is it their children's dreams? Are they obsessive Star Wars fans? Knowing this type of information can help you choose a thoughtful—and cost-effective—gift that establishes that you KNOW who your clients are as people. 3. Incorrect Listings Incorrect listings can include overpriced listings, listings outside of your niche, or listings too far outside of your farming area. Not only does it take some of your dedicated marketing dollars away from other listings, it also takes your precious time away as well. You should know when to say "no" to a listing that is not right for you. Your time is money, and you shouldn't be wasting it. 4. Choosing the Wrong Brokerage Speaking of wasting time, this is a common problem some new agents come across. It might be unavoidable for newer agents, but can be an easy dodge for veteran agents who know their way aroud the industry. Some brokerages simply aren't in an ideal alignment with your personal goals. Find yourself one that is. 5. Services You Don't Utilize Often on internet message boards, you will see agents write "________ is a waste of money." Sometimes that may be true. From personal experience, I've seen that it's not necessarily the service that is costing them, but it is the fact they are paying for it and not using it. If you are going to invest your hard-earned marketing dollars into a service, make sure you get the most out of it by actually using it. A gym membership alone isn't enough to stay in shape; you must also regularly go to the gym. 6. Not Having a Follow-up System Why would you spend so much money generating leads online, then never convert them? While it's true not all leads will turn into a commission, it is also true that some of these leads are missed opportunities due to lack of communication. Internet leads don't stink, they just aren't being properly followed up with. With consumer timelines elongating to more than just a simple 28 days, it takes time and patience to correctly convert these internet leads into new homeowners. 7. Red Flag Clients There are some clients you should run from. In some cases, the ends justify the means—where the end goal is a paycheck, and the means is an obstacle course in the form of a needy client. This should also include clients you KNOW can be better served by other agents—for example, a person looking to buy commercial real estate might benefit from an agent referral instead of you personally taking on the task. Is there a market for haunted homes?
With a two-year-old and an eight-week-old at home, it's not often that I get a chance to kick back and watch a little television. However, last Friday I was fortunate enough to get a couple of hours to zone out in front of the tube. I caught a show on the Travel Channel called "Ghost Adventures," where a group of three "ghost hunters" lock themselves into a haunted location overnight and use various gizmos and gadgets to capture haunted activity. This particular episode featured a young couple who had recently purchased Black Moon Manor in Greenfield, IN. Since their purchase, the couple has experienced "unexplained" activity and asked the "Ghost Adventures" crew to investigate (cue the "Ghost Busters" theme music). As the crew interviews the owners and videos the inside of the house you have to wonder, why on earth would anyone buy this property?

We're bringing back our Friday Funnies series with this piece from Steve Cook. In Mirage Mills, we've seen it all when it comes to the housing mess. Entire neighborhoods are so run down you would think Home Depot went out of business. Our kids think "bank owned" is an invitation to invite their friends to a weekend blow-out and trash a vacated house. The black market in copper stripped from hot water pipes and gutters is a major source of local employment. They don't call my town the Chernobyl of American real estate for nothing. So it's no surprise that Mirage Mills was the birthplace of the short sale. Back then, we didn't call it a short sale. We called it the Big Loser. The Big Loser was the brain child of Ernest S. Crowe, the smartest mortgage guy in town. His friend, Ziggy Callamitti, was farther underwater than Jacques Cousteau in a National Geographic special. The monthly payments were killing him, so Ziggy decided to walk away from his home and mail the keys to the bank. Today they call that a "strategic default." In those days we called it being a bum. Ernest had a better idea. "Your bank will lose a ton of money if they foreclose on you. It will take them years to sell your house. I'll ask them if they would consider forgiving, say, ten percent of your principal and refinance you at today's rates. Then you would be able to afford your monthly payments." "Why would they ever do that?" asked Ziggy. "They don't care if I lose my shirt. Ernest, these are the same people that sold me a loan they knew darn well I could never afford." "You have to think like a banker," said Ernest with a knowing smile. "Bankers aren't stupid."

To commemorate the Royal Wedding between Wills and Kate last week, T-Mobile's marketing team released a genuinely funny and staged "dance-off" between members of the royal family at the wedding. It just goes to show edutainment is a great way to market your services to your target audience.
