The Difference Between Electronic and Combo Lockboxes
Just like real estate agents who have achieved the title of REALTOR®, there are certain lockboxes that are held to a higher standard and can be a game-changer for agents. Lockboxes might not always get the spotlight, but they're incredibly important. They serve as the gatekeepers to your listings, and they not only protect your client's interests and help facilitate successful showings, but they can also help establish the important element of trust between clients and agents. But here's the thing – with so many lockbox choices out there, it can be tough to spot the ones that truly bring something special to the table. Let's explore the different lockbox options and explain the most important features to look for when investing in a lockbox. Combo boxes vs. Electronic Lockboxes Real estate lockboxes can essentially be boiled down into one of two basic categories: combo box or electronic. A combo box refers to the simple, manual devices agents can use to secure the keys to gain entry to a listing. These types of lockboxes typically operate with a code entered into a numeric keypad or padlock that opens a door to reveal a house key inside. Combo boxes have multiple disadvantages Added Risk: Once set, the code will open the lockbox until the agent visits the property to change it, costing the agent valuable time. Less Control: Agents also have no control over access hours or knowledge of who visited the property. Not Secure: Many combo boxes are known to be easily breached with hand tools, posing further vulnerabilities to the security of the home. How Electronic Lockboxes Are Changing the Game Enhanced Security: Where combo boxes rely solely on physical keys or combinations, electronic lockboxes offer additional security features such as encryption, unique access codes, and audit trails, all of which provide greater protection against unauthorized access. Real-time Activity Tracking: Real-time activity tracking and reporting features allow agents to monitor who has accessed the property and when. Remote Access: Grant access to the property from anywhere, at any time, with remote access. With electronic lockboxes, there's no need for physical presence. This flexibility is especially valuable for agents managing multiple listings or conducting showings outside regular hours. While electronic lockboxes often cost more than their mechanical counterparts, agents will quickly recoup this investment in the time and energy saved by not having to visit properties to change manual access codes, allowing them to focus their efforts on selling. Choosing the Best Electronic Lockbox: 3 Key Features to Consider 1. Battery Life While clearly a more advanced and secure option, electronic lockboxes have their own set of challenges. A dead battery could cause major issues since it needs power to open the door. That's why the SentriGuard® lockbox from SentriLock offers the longest-lasting battery on the market, which is easily replaceable by the agent and supported by a backup battery, just in case. Unlike other lockbox solutions available, these batteries are replaceable so that the lockboxes can last for years. 2. Durability and Weather Resistance Your lockbox is going to spend a lot of time outside. Make sure it can handle whatever the weather throws at it—rain, heat, cold, you name it. A tough, durable design is a must. The best electronic lockboxes will come with credentialed security and durability. 3. Access Control Being able to track who accesses the box and when is super useful, too. Look for lockboxes that let you create custom access codes or use an app to control entry. Through the SentriConnect® app or FlexCodes™, you can provide temporary access to authorized guests. It's safe and convenient, allowing you to focus on selling. Need to control access around showing schedules? Easily set up appointment times to restrict when properties can be accessed. Lockboxes perform an incredibly important task by securing access to what is often clients' largest asset. Likewise, it's well worth agents' careful consideration to do their homework and select the best tool for the job. This is not only for the safety and security of their listings, but also to ensure they can focus their full attention on achieving success in the hyper-competitive real estate industry. In 2015, technology became even more necessary, wearables more popular and smart phones got even smarter. We've reached the golden age of gadgets, and it's time to begin planning for what will come in the year ahead. We've made a list of the top gadgets that will help drive your business forward in 2016. 1. Activity-tracking wearables If you're burning the candle at both ends, you're going to wear yourself down and your work will be affected. It's important to take care of yourself so you can be at your peak to help keep your clients happy. Activity-tracking wearables can help you take even better care of yourself by tracking your exercise, sleep patterns, calorie intake and more. If you ever feel like you're in trouble, you can activate an emergency alert through the device. A notification will be sent through your phone to your VIP contact list so they can call the police and direct them to your location. 3. Picture-Printing Phone Case Let's face it. We have so many pictures on our phones that, most of the time, we can't even remember what's on there. With Prynt Case, you can turn your smart phone case into a photo printer. The case attaches to the back of your phone, and the compatible app prints images right from your phone. No ink required, Prynt Case prints on the provided ZINK Paper. What better way to connect with potential buyers than to send them home with snapshots of their favorite listings?

Five Requirements For Your Laptop
We receive a lot of calls from people experiencing low performance from their laptops. The questions most asked are, “Why is it running slow?” and “How do I know what laptop to buy?” In this article, I will discuss five important things for the performance of a laptop. 1. Portability - Although a nice display can range from 14” to 17.3”, a question you have to ask yourself is: How will the size of my laptop’s display benefit me? A bigger display is always nice, and you’ll have an easier time looking at the screen from a distance. However, if portability is important to you, then the balance is well set in the 15.6” range. A laptop of that size gives just enough display to have everything you need at a nice resolution without losing the HD ability. 2. Anti-Glare or Non Reflective Displays - Most laptops recently released come with anti-glare or non-reflective coatings on the glass. Tis is very convenient if you use your laptop outside your office. Your current laptop may not have this. The best way to tell is self-testing--if inside light reflects off the screen, you don’t have it. 3. Hard Drives – The next important component is the hard drive or HDD. This is the device that stores your files and programs. People often don’t notice, but harddrives have set read speeds. Most laptop drives come with 5400rpm (revolutions per minute), but you may be able to purchase a more powerful 7200rpm HDD. Although the difference may only be a few seconds, while transferring files, it translates to maybe a minute or two. The amazing thing about choosing a hard drive is that you can choose a 5400rpm hard drive now and worry about upgrading it later. Laptop hard drives are very easily interchangeable.

What to Do When Tech Problems Strike
Technology is a wonderful thing. When your devices function properly and you know how to leverage them, your work and personal lives run so much more efficiently. However, when your electronics are down, your business is down, too. This is especially true for real estate agents. Not only are most agents mobile--using their smartphone, laptops, and tablets on the go--but as independent contractors, they have no employer IT department to turn to when their computer, phone, or printer stops working. Some try the DIY troubleshooting route--but too often this ends in wasted time, energy, and frustration. So where can an agent turn in a tech crisis? Well, that depends on what you need help with. Today, we're going to guide you through different support options for various tech issues. Help! I'm having problems with my real estate software! Because modern real estate solutions are largely web-based, many difficulties have been eliminated since there's no software to install. However, that doesn't necessarily mean that it's all smooth sailing. Sometimes data is accidentally deleted, or upgrades make old features hard to find. Fortunately, most real estate software comes with robust tech support options including phone, email, and live chat support. Many also have video tutorials or a built-in Knowledge Database that lets agents use a search feature to find answers to a specific question they may have. Check with your vendor for tech support options. Tech support is important, so if you find that your vendor's options are inadequate, consider switching to a new solution. If you need guidance, many of our product reviews provide available tech support options. If you're simply looking to use a product better, many vendors offer live training webinars. Check your vendor's website for more information, or see our webinar listings here. If a solution is offered by your broker, MLS, or association, there may be training sessions available through them. Check with your organization for details.

Digital SLR Cameras on a Shoestring
Remember when it was common to drop $500 to $700 on a nice digital point-and-shoot? These days, with the same money, you can pick up a digital SLR camera. These aren't professional models or the very best that current technology has to offer, but for the photo enthusiast on a budget—or even the avid family photographer—they can be a big leap forward. With larger sensors and generally faster performance than snapshot models offer, these cameras provide plenty of tools to photographers who prefer a camera with more than one button. And if you save your pennies, you can increase their flexibility and image quality in the future with additional lens and accessory purchases. But which to buy from this year's models, continue reading for my take.
