Tech Helpline and Form Simplicity are on the road again!
Each year, thousands of real estate agents and brokers who use Tech Helpline and Form Simplicity have the opportunity to meet some of the folks who make the magic happen for these two Florida Realtors owned products at local conventions and conferences. This year's schedule includes visits as far north and east as Nova Scotia, Canada, as far south as Hollywood, Florida, and as far west as Los Angeles, California. As real estate's number one tech support firm, Tech Helpline serves more than 600,000 real estate professionals in North America. Available through MLSs or local associations, as well as real estate brokerages, connecting with Tech Helpline is typically accomplished via a phone call, online chat or email inquiry. Our annual direct outreach gives agents and brokers, as well as MLS and association executives and staff members, an additional opportunity with face-to-face communications. Opportunities to connect This year, we kicked off our spring and summer schedule for Tech Helpline and Form Simplicity with an appearance at the REALTORS® Legislative Meetings & Trade Expo in mid-May. Tech Helpline was just represented at the Canadian Real Estate Association (CREA) Association Executives Seminar in early June, held in Halifax, Nova Scotia. Next up, Form Simplicity will be at "Rock the Market" at the Hard Rock Event Center in Hollywood, FL on June 25. The next two days on June 26 and 27, both Tech Helpline and Form Simplicity will be heading to the Florida Realtors Association Executives Education Workshops in Cocoa Beach, FL. August marks two major conventions for Tech Helpline and Form Simplicity. Association leadership from all business disciplines will convene at the ASAE Annual Meeting & Expo in Columbus, OH on August 10-13, followed by our own Florida Realtors Convention & Trade Expo (August 21 and 22) and Governance Meetings (August 23-25) in Orlando, FL. Tech Helpline will head to another big convention as the Colorado Association of REALTORS® hosts its "REfresh Expo" in Denver, CO on September 5. The summer tour schedule ends with two back-to-back events. The first one is in North Carolina, the NC REALTORS® 2019 Convention & Expo "Xchange'19" at the Pinehurst Resort during the Expo dates of September 14-16. That's followed by the Arkansas REALTOR® Annual Convention & Tradeshow being held in Memphis, TN at the Guesthouse at Graceland, during the Expo dates of September 16 and 17. More to come As the fall begins, Form Simplicity and Tech Helpline will be back at it, with appearances by Tech Helpline at the CALIFORNIA ASSOCIATION OF REALTORS® Expo "REImagine!" held in Los Angeles on September 24-26, followed by opportunities to ask your questions about Form Simplicity and Tech Helpline at CMLS2019 in Salt Lake City on October 16-18. The last two conventions for Form Simplicity and Tech Helpline currently are scheduled for both the 2019 REALTORS® Conference & Expo in San Francisco this year (booth #1234), November 6-11, and finally December 9-12 at the 2019 Triple Play REALTOR® Convention & Trade Expo in Atlantic City, NJ, which brings together members from New Jersey, New York and Pennsylvania Realtor associations. Trends in Online Marketing and Lead Generation
Online marketing and lead generation is a constantly evolving science. In the early days of the internet, simply putting a property online with text was a big chore that required agents (or their development partners) to have HTML programming skills. The next big evolution happened around 1999 when the industry launched the first Internet Display program called IDX. This allowed agents and brokers to publish all of the listings from the multiple listing service on their websites and enable consumers to search. This was quickly followed by the emergence of national property advertising portals like Realtor.com, MSN, Yahoo! and others. IDX and listing portals delivered a great savings to the real estate industry, which was focused on newspaper and magazine advertising at the time. It was not uncommon for listing agents or brokerages to spend between as little as $300 or well over $1,500 in the marketing of a property. Online home search grew in popularity among homebuyers as access to internet connected computers grew. The next huge growth in this category came along with the consumer adoption of internet connected mobile phones and tablets. Today, more than 50 percent of all property searches happens on a mobile device. Nearly concurrent with the adoption of mobile, popular social media sites have became conduits for accessing real estate information including Facebook, LinkedIn, Twitter, and now Instagram and Snapchat. The options consumers have today for looking at property is almost absurd. There are millions of agent websites, hundreds of thousands of brokerage websites, and hundreds of property portals. The abundance of these options has created some interesting consolidation. It is estimated that the top 10 real estate portals in America are visited more than 500 million times a month. Given that there are only about 5.5 million transactions a year in America, it makes you wonder what all of those people are doing. Agents and brokerages are recognizing that digital marketing and advertising is changing from "spray and pray" to highly focused and localized marketing. To accomplish this, solutions have emerged that support real estate marketers with geotargeting to a particular house, neighborhood, polygon, or Zip Code. Within those geographies, real estate marketers can tune their marketing for attributes like age, renter vs. homeowner, or any number of filters that narrow the audience. Another major development is the connection between customer management solutions and online marketing. There is an appreciation that one goal of online marketing is to help build a database of potential customers. This famous sales strategy of collecting contacts and staying in touch was famously dramatized in The Wolf of Wall Street where Leonardo DiCaprio encourages his sales team to stay in touch with the customer until they buy or die. Some research has emerged that provides some good guidelines for real estate agents who hope to develop a digital marketing farm. A good target is to focus your efforts on a group of 2,000 to 2,500 households. With a steady focus of targeted digital marketing, agents should be able to develop a sales funnel that will yield about two trades a month. The important ingredient to developing this volume of units from this number of transactions is the frequency and quality of your marketing and lead conversion efforts. Always remember that digital marketing only works if you respond inside of five minutes to an inquiry—or ideally inside of one minute. Consumers expect you to be ready to serve them right away. Tech Savvy Team's Highest ROI is with Print Marketing: Here's Why
We talk a lot about how real estate agents and brokers are finding phenomenal (and affordable!) success with Facebook Ads. Today, however, we're going to turn the tables and introduce you to a husband and wife team who decided to spend less on Facebook advertising and more on old-fashioned print marketing. Why? Find out more below--and discover the 3-piece mailer that drives seller leads to them. Using Tech for Offline Marketing When you hear of an agent forgoing cheap, digital ads in favor of expensive print mailers, "tech savvy" may not exactly be a personal trait you associate with them. But Dustin and Devon Fox of Pearson Smith Realty rely on a technology platform called Listings-to-Leads to create their marketing collateral, as well as their area's public records/tax system to identify mailing recipients. For each of their listings, the Foxes send out two mailers. One invites neighbors to the first open house, and the second—a "just sold" piece—details their strategy for getting sellers top price. So how do the mailers perform? "In the last four months, we've listed six properties directly from this and have four more coming soon," says Dustin. "The average sale price is $695k, and the average commission is $17,375. For each listing, our total spend is $625 between two mailings." To help us better understand why the ROI on their mailers is so high, Dustin shared the three pieces that their first mailer consists of: 1. Open House Invitation Letter for Nearby Homeowners The centerpiece of the Foxes' first mailer is the letter below that invites homeowners near their new listing to the initial open house. More importantly, the letter plays to homeowners' self-interest by stating that the sale of this home will affect the value of those around it--and invites the reader to contact the Foxes for more information. "It's offered the highest ROI for our recent business," says Dustin. The letter (here's a live example) is one of several tools and marketing templates offered by Listings-to-Leads. It's customizable, and the Foxes edit the flyer to make it specific to the neighborhood they're sending it to. 2. Client Testimonials What's the secret to gaining legitimacy and trust in the eyes of prospects? Client testimonials! In every mailer, the Foxes include a sheet of testimonials from past clients. Devon puts this sheet together using the online design tool Canva. Each testimonial includes the phone number of the client so that prospects can call with questions. "This super-charges your reviews and gives them immediate credibility," says Dustin. "We ask each sale if they mind getting a call if we ever need a reference. We’ve only had a couple actually get called." 3. Calendar Magnet For the final mailer component, the Foxes include a calendar magnet. "Our magnet forces us to use two stamps, but also gives us the possibility of the homeowner having something to hold onto," says Dustin. Indeed, the three components of this mailer give the package some real heft--and compels homeowners to take a second look. "It’s more expensive than postcards," says Dustin, "but I know almost all of these are at minimum getting opened and read." To select nearby homeowners to target with their mailing, the Foxes use the map function in their tax system and choose the 250 houses closest to their listing. What About Facebook? Though print mailers remain the core of their lead generation activities, Facebook is still part of their strategy. "We're using a smaller budget and have narrowed our focus to the same small radius that our mailers go out to," says Dustin. Their other trick for saving time with Facebook ads? Outsourcing—so to speak. "It’s very time consuming, but we pay our kids to do it for us." Brokers, arm your agents with the online and offline tools they need to win more listings. Why Become a Real Estate Broker vs. Just an Agent? Though there is a lot of hard work involved, there are many benefits to becoming a real estate broker. Here are some of them. Running Your Own Real Estate Brokerage or Landing a Managerial Role In order to open your own real estate firm, you have to be a licensed broker. There are two ways to run your own brokerage.
