3 Ways to Set Yourself Up for a Successful Listing Presentation

September 18 2013

This post comes to us from the Cloud CMA blog:

cloudcma future selfAround the office here at W&R Studios, we often talk about our "Past," "Present," and "Future Selves" and what we can do to position the future version of ourselves for success. This happens primarily during our monthly brainstorm sessions for blog and social media content. By choosing and scheduling blog topics in advance, we are setting up our "Future Selves" for better blog writing sessions. Rather than having to sit down and wonder, "What should I write about today?" the topics are already laid out and we simply need to execute. "Past Frances" sets up "Future Frances" for more efficient blogging.

While this might sound silly, it's a way to think about how you're going to stay ahead of the game. Be prepared and envision yourself successfully completing your task.

Now, let's apply this concept of "past, present, and future selves" in the context of your listing presentations. Listing presentations are a big deal, so this is your opportunity to take some time and set up your "future self" – the one that goes to the listing presentation – for a successful meeting. Here are three ways to set yourself up for a successful listing presentation.

1. Email yourself a quick CMA report ASAP

Chances are the very first thing you do after confirming a listing appointment is put it on your calendar. That's a perfect step one, but next time try taking it one step further. Maximize your savvy "Present Self" by emailing yourself a quick CMA report.

Cloud CMA subscribers can send an email to [email protected], and get a quick CMA in their inbox in just minutes! Not only will doing this serve as a reminder of the listing appointment the next time you check your email, it will also be a jumping off point for tailoring your report for your client.

2. Schedule time for planning

After emailing yourself a quick CMA, your next step will be to block off 30 to 40 minutes two or three days before your appointment to prepare for the meeting. By putting a chunk of "non-negotiable" planning time on your calendar, you're creating opportunities for your "Future Self" to thank your "Past Self." Things do come up in life and business, but if your planning time gets interrupted don't forget to re-schedule it!

3. Get a good night's sleep and eat a healthy breakfast

You're only human, after all! Often we put the needs of our business ahead of those of our minds and bodies – but beware, that's a slippery slope! Build upon the foundation of your business from the inside out. When you're rested, satiated, and alert – your clients will notice. You'll be better able to pick up on clues from your client and adjust your approach accordingly. You'll be more equipped to attend to the needs of your client, overcome objections, and get that listing contract signed!

Setting up your "Future Self" for success takes practice, commitment, and a firm belief that your efforts will pay off in the long run (and they will!). Learning to think ahead and plan is a skill that can positively affect any area of life – not just your next listing presentation.
