Luckily, even though many prospective buyers will start putting their home-buying plans on hold until after the new year, others will be getting serious about buying or selling a home in time to celebrate the holidays.

Find five ways to uncover end-of-year buyers and sellers below!

Lay the Groundwork.

First things first, lay the groundwork for a successful season by gathering testimonials, verifying your business online, and researching what your competition is up to. You can find more information on how to do this, along with tasks to complete during each of the four seasons here.

Host a Seminar.

One way to find new leads is to host a limited-time or seasonal seminar. It's also a great excuse to start building a relationship with local HOAs by offering to partner with them on the seminar. Start by securing a location and then invite an HOA leader, contractor, insurer, and/or mortgage lender who could give insight into the home buying or selling process to come and speak at your seminar.

Community Outreach.

The end of the year is a big time for giving. Consider organizing a food or coat drive in your community. Recruit volunteers to help you and have donors bring their contributions to your office. Be sure to greet and thank each person and consider offering them a branded thank you gift so that anyone thinking of buying or selling a home will gain early exposure to your business.

Sponsor an Event.

Create a reason to talk to your past clients. Seeing you face to face could be just the nudge they may need to tell you about someone they know who is planning to buy or sell a home soon. Your event could be anything from a party or fundraiser to a charity event, meet and greet, or holiday-themed class.

Spread the Word.

Let your social audience, website fans, and blog followers know why the end of the year is a great time to buy or sell a home. Some things you can mention would be the better price buyers can get or the less competitive market since there are fewer people looking for a home. Sellers may be interested to hear about the serious, dedicated buyers who are trying to get into a new home as soon as possible.
