[Best of 2018] The 6 Listing Photos You MUST Upload to the MLS

December 30 2018

We're continuing an annual tradition of counting down our top 10 articles of the year. The following article was originally published in March and is #2 in our countdown. See #3 here.

When it comes to choosing listing photos, more is typically better. Consumers want a thorough understanding of what a home looks like before they reach out for more information. But if you can't upload a ton of photos, due to time or budget restraints, what is the bare minimum number of photos you should add to your listing on the MLS?

According to real estate marketing expert Vivian Olodun, these are the six photos that every listing must have (along with a few tips from us):

  • Exterior - This is the typically the image shown next to your listing online, so make it a good one. Check out these tips for shooting exterior photos.
  • Interior - This photo should be light, airy, and inviting. Make this a photo of the living room or family room, or whatever the main room of the home is.
  • Bedrooms - Take at least one photo of each bedroom. If you have time for more, be sure to include a shot of the closet.
  • Bathroom - Take a photo of all full baths, and the half-baths too if you have the time and budget.
  • Kitchen - This is arguably the most important room in the house, so make sure you capture it from the best angle.
  • Special feature - Whatever feature makes this home unique, or is the "star" feature, be sure to highlight it. This could be a pool, theater room, high-end appliance, etc.

In the video below, Olodun offers more advice on taking or selecting the best photos for your listing. Check it out to learn more:
