April Checklist: 4 Tasks Every Real Estate Agent Should Complete

April 15 2015

homefinder april checklistLet April's warm(er) weather and budding flowers inspire you to give your real estate business a well-deserved spring cleaning. Tackling these four tasks will help you shine in 2015.

Tidy up marketing materials

Take a good look at everything you use to advertise your services – from websites and social media profiles to business cards and listing presentations – and make sure they contain fresh, accurate information. Pay particular attention to your contact details, like phone number and email address. If a potential client can't reach you, it will be almost impossible to win their business.

De-clutter your database

Is your contact list littered with duplicate entries, missing key details, or weighed down by non-responders? The effectiveness of your outreach is limited by the quality of your client information. Set aside a day in April to merge duplicates and remove any mysterious entries. Reach out to past clients to be sure you have current contact information. You may discover they're thinking about selling, or get a great referral.

Consider segmenting your database into three groups: active clients, your biggest supporters (i.e. source of referrals), and everyone else. This will help you prioritize your time and customize your contact the rest of the year.

Inspect lingering listings

If you have a listing that's been on the market for a while, evaluate how to freshen up the property's presentation. Consider taking new photos, especially if one of the main selling points is an outdoor space that's now in bloom. Encourage your sellers to stow any holiday décor that's still hanging around or typical home clutter that may have crept back in.

Are any of your listings making critical staging mistakescritical staging mistakes? Request feedback from trusted agents who've toured the home. Some changes may be in order to get the property sold this spring.

Dust off your safety plan

If the spring selling season has you hosting a lot of open houses, be sure you've got a solid safety plan in place. Share your schedule with a friend, family member, or colleague, and agree on a secret distress code to use if you feel endangered.
