With the Super Bowl behind us and the unofficial start of spring selling season underway, check these four items off your to-do list to engage potential clients and prep for a successful spring.

Take advantage of the holiday

Valentine's Day provides a great opportunity to reach out to past clients. Send an email with the "Top Restaurants for Valentine's Day Date Night" or "Florists with the Best Valentine's Day Deals" to your network. The topic matter is timely, and demonstrates your knowledge about the market.

This is also a valuable opportunity to establish a partnership with a local business. In exchange for recommendations, ask for a discounted rate to share with your local network. Your clients will love the discount and the local business will appreciate the boost in traffic.

Develop your strategy for selling season

Spring will be here before you know it, so February is a great time to map out your strategy for selling success. Tackle the following items this month:

  • Review your listing presentation template and make any necessary updates. If you find yourself always creating a presentation on the fly, now is a good time to develop a go-to presentation template.
  • Send a market forecast to past clients who have bought five or more years ago. They may be in the market to upgrade and this will help you stay top of mind.
  • Check your marketing plan to determine if you can increase your marketing budget for the spring and summer months to target potential clients in your niche market.
  • Make sure your website is mobile-optimized and your information is current.

File your taxes

Getting a headstart on your taxes gives you more time to find documents and prepare for potential payments. If you don't have experience preparing your own taxes, work with a CPA who can guide you through the process and potentially save you a lot of money. Plan a vacation

Real estate is a 24/7 job. With the busiest time of the year quickly approaching, take time to plan a vacation, weekend getaway or staycation for fall or winter of 2015. Once the flights and hotel are booked, mark it on your calendar so there is no way to postpone or cancel. You will thank yourself for the much-needed break after the busy spring and summer seasons.
