Agreed! Is not buying a Zip Code [buying up a market] An Anti - Trust Violation? NAR & The Local BOR's Have Turned Into Nothing But A UNION, Not An Association. SIN-De-Cation has placed our business back to the 1980's.. Back To Cold Calling, Passing Out Packets Of Seeds To Neighborhoods In Order To Submit Inventory To SIN-De-Cators To They Can Enjoy Employment. Not To Mention All The Other Damage It Causes.. I Disagree With Your Point About "Consumer Side" MLS. It Is NOT The Local MLS's Role To Market Properties... That Role Belongs To BROKERS & AGENTS....

I totally agree with you Bill. Why are we giving away our valuable data so that sites like Trulia and Zillow can make millions? Somehow we have all been lured into this. "But my seller wants more exposure." No, your seller wants the house sold!

Unfortunately, few agents really understand Internet Marketing, yet love that word "Free". "Oh, I can put my listing there for free?" without ever thinking through the ramifications of doing that. Those sites need our content. Without us, they would have little reason to exist. But don't get me started... I could go on for hours. I guess PT Barnum was correct.

It also creates jobs for MLS associations... Our MLS Terminated all of our I.T. people and self appointed Licensed agents to rum our MLS... that's a conflict in it's self... Why have I.T. people? with SinDeCation...

We could always lobby our local MLS to provide us with an option not to syndicate to those sites. I don't mind sharing with local agents from my association. The thing that brings the most traffic to my site is not my IDX search. Mostly because the IDX searches available to agents and brokers are worthless in terms of SEO. That's actually an MLS problem because there is not a standard in how they format the information...but that's a whole other issue that RETS has not even managed to fix. Maybe those of us who understand the technology could dedicate some time to show people how to use those sites to our advantage and wrestle our business back from them. Any takers??? Probably not, we've all got business to attend to.

There was an interesting meeting in Houston this week about this issue. The strategy by one broker, Shorewest Realtors in Wisconsin (28th largest brokerage in US representing 21 offices and 9000 sides a year) was to turn off syndication. In the 6 months between November and May 2010, the broker website became the number one site in their market area with more consumer traffic than realtor.com and other syndication sites. That is big news for brokers - if you turn it off, your website traffic increases.

Lead, follow, or get out of the way!!!! This article has some points, but the mentality is totally old school. "Let's control what we want to give them and then reel them in". This is not 1985, Real estate has changed and so must we. Sydication is a huge positive and when utilized correctly, it is a money maker and is very, very cheap. I use point2 syndication and I have more leads than I know what to do with. I do not believe in buying zip codes or banner ads, I utilize the included sydication through Point2 and use manual posting to Craigs List and Back Page. I carry around 20 listings at any given time, I have had over 60,000 hits on my web site so far this year, I get 5-10 web generated leads a week, and I double end over 35% of my listings. ALL through syndication. I do not know how you can say syndication hurts the industry.
