No photo is a big mistake

Real Estate agents sometimes fall into stinkin' thinkin'. In the exuberance of getting a new listing, they rush to put it into the MLS before getting even a single photo taken. This is a big mistake.

Many agents fail to understand that without photos, you do not have a listing. Nobody cares that an MLS# XXXXXX at address YYYYYYYY is for sale at the low, low price of just under $1 million. Moreover, you just poured water on your Go To Market Plan for the listing.

I doubt that there is any argument that photos are central to real estate marketing. A picture is worth 1000 words. Photos make a big difference.

Good points about the need for photos - particurally good photos. I coach everyone NOT to take an iPhone photo "just to get it liated" then 24 hours later put the professional photos in for precisely the reasons you noted. The first people to see it are those with with money actively searching receiving an email of the new listing. You want to hit them with your best shot.



Unfortunately, your example was poor as the system is set up in Orlando NOT to permit an active listing without at least one photo. The graphic doesn't appear to be an MLS/IDX format so wondering if was a transmission issue to the syndicator.



Reviewed that specific listing. Setup 7/19 to "non-active" PH (pending photo) status which holds it up to 48 hours awaiting the photos. During this time it is not broadcast as is not "ACTIVE". In this one, 12 photos were added same day, and may have been within minutes as there is no way to enter the data and photos then launch. Rather, enter the data launch to PH status, then with it setup, go into maintenance and add the photos, launch and is now ACTIVE.

It appears that the syndicator was having an issue receiving the photos, which is a whole different isse.
